Smart buying in Lakewood Village

Lakewood Village incorporated on April 26, 1977, and was first marketed as a second-home community with a golf course and airstrips. Today it is a quiet residential town of 635 people (2020 Census) on a peninsula in Lewisville Lake, between Little Elm, The Colony and Frisco. In 2019 it was designated an International Dark Sky Community, and the town provides city water and sewer plus full-time fire and EMS.

For tax year 2025 the combined rate was about 1.73% (town 0.32, Denton County 0.185938, Little Elm ISD 1.2252). On a $700,000 home that is about $1,010 a month before homestead exemptions. The town adopted its $0.32 rate on Sept. 10, 2025, and Northshore is marketed with no MUD or PID tax, but verify each property's tax certificate.

Lakewood Village has no commercial strip, so groceries, dining and errands mean driving to Little Elm, The Colony or Frisco. Before you buy, drive Eldorado Parkway and FM 423 at the times you would really commute. In exchange you get a 1.73% 2025 tax rate, a lake on three sides and new homes marketed without HOA, MUD or PID fees.

Getting your Lakewood Village home sold

The lesson here is about what you are really paying for. Lakewood Village had one of the lower combined tax rates in Denton County in tax year 2025, about 1.73%, and builder David Weekley states its Northshore community has no HOA, MUD or PID tax. That makes a $700,000 home here cheaper to carry each month than a similar price in many master plans, so compare total monthly cost, not just list price, before you decide.

In a town this small, there are only a few sales a year, so your pricing has to account for brand new Northshore homes down the street. From my construction background, older peninsula homes compete best when the roof, windows and HVAC are clearly sound and the lake-facing rooms feel updated. Fix the mechanical items a new-build buyer would never worry about, and lean on the lot, the water and the low tax rate in your marketing.

Schools

Lakewood Village is served by Little Elm ISD, with Walker Middle School and Little Elm High School. The district's seventh elementary, Lakewood Village Elementary, was projected to open for the 2025-26 school year and was the first campus built with 2022 bond funds. Builder listings may show older zoning, so confirm the current elementary assignment with the district.

FAQ

Common questions

How do I find a realtor in Lakewood Village, TX?
Look for a licensed agent who works Lakewood Village regularly, can explain taxes and school zones by address, and puts the fee in writing up front. Albert Angarita is a Texas REALTOR® (license #0773351) with Amazing Brokerage, based at The Star in Frisco, and works Lakewood Village in English and Spanish.
Which school district is a Lakewood Village home in?
Lakewood Village addresses can fall in Little Elm ISD. District lines do not follow city limits, so confirm the exact address with the district's boundary tool before you write an offer.
What are property taxes in Lakewood Village, TX?
For tax year 2025 a typical Lakewood Village home paid about 1.73% to 1.73% combined before exemptions, depending on the school district and any MUD or PID. Ask for the exact rate on the address you are considering.
How are realtors paid in Texas?
Commission is negotiable and set in writing. Buyers sign a written representation agreement before touring that states how their agent is paid, and sellers can offer to cover some or all of it.
Is Lakewood Village a good place to live?
It suits buyers who want a quiet, residential town on Lewisville Lake. The town has dark-sky lighting rules, city water and sewer, and full-time fire and EMS, but no commercial strip. If you want restaurants and shopping within walking distance, look at Little Elm or Frisco instead.
Is new construction in Lakewood Village worth it?
David Weekley's Northshore homes are listed from $649,159 to above $1 million, and the builder states there is no HOA, MUD or PID tax. That keeps the monthly carrying cost lower than many master plans at the same price. Compare the total payment and lot size against nearby Little Elm and Frisco communities before you commit.
