Overview

Inside Lakewood Village (original sections)

The original Lakewood Village sections are the neighborhood that became the town. Dallas home builder E. Allen Graham bought the land in 1958, Section One was developed in 1968 and Section Two around 1970 to 1971, when lots were widened from 75 to 100 feet, and residents voted to incorporate in April 1977. Today homes range from modest 1990s houses to remodeled lakefront properties, and listings in 2026 showed no HOA.

The lesson here is condition. Homes were built over several decades by different builders, so two houses on the same street can be worlds apart in roof, foundation, plumbing and layout. With my construction background I help buyers judge what an older home will really cost to bring up to date, and I help sellers decide which updates pay back before listing, because buyers here pay a premium for homes that are already done.

FAQ

About Lakewood Village (original sections)

Does Lakewood Village have an HOA?
Listings in Lakewood Village Sections 2 and 3 showed no HOA in 2026. The town itself sets the rules, so ask me about town requirements before planning additions or exterior lighting.
What schools serve Lakewood Village?
Lakewood Village is served by Little Elm ISD, and the district built a new Lakewood Village Elementary. Older listings may still show Oak Point Elementary, so confirm zoning with the district.
How much are homes in Lakewood Village?
In 2026, a 1,996 sq ft 1996 home in Section 2 was listed at $555,000, and a 3,227 sq ft lakefront home on the main body of the lake in Section 3 was reduced to $1,545,000. Lakefront and condition drive the spread.
How much is my Lakewood Village home worth?
It depends on whether you are lakefront, the lot, the age and condition of the house and how much has been updated. I prepare a free comparative market analysis and can tell you which updates are worth doing before you list.
