Eyes Open

Inventory runs thinner than the big master-planned cities — the town is largely built out away from the lake — so the right listing matters more than the right month. This is a market where speed and preparation win.

  • $400s–$500s — established neighborhoods minutes from Grandscape

  • $600s+ — The Tribute: links golf, lake views, resort streetscapes

  • The gap to a Frisco address — often six figures for a comparable product ten minutes apart


Thin inventory means the play here is preparation: financing ready, search alerts live, decision framework set before the right listing appears.


The Rate Lever Nobody Uses Right

On a $500K loan, a builder-funded 2-1 buydown cuts your first-year payment by roughly $600 a month, and permanent buydowns run about a quarter-point of rate per point paid — costs builders in The Colony will absorb right now if your agent demands them in writing. The sales office won't volunteer this. I put it in the offer.

It's the rare golf-and-water community priced below its setting. Its comps have been climbing toward its amenities for years, not away from them.


The Colony or Little Elm?


Both trade on Lake Lewisville. The Colony adds Grandscape and Legacy West proximity; Little Elm adds newer master-planned inventory. Commute direction usually settles it.
