UNT and TWU mean a permanent renter base, which makes Denton the best small-scale investment market in the region: duplexes, single-family rentals and student-adjacent product all perform.

The 35 construction saga is real, and Denton ISD zoning deserves a look pocket by pocket. Neither changes the math; both change the street you should pick.


What Your Money Actually Buys in Denton

  • $300s — Pecan Creek and southeast-quadrant new builds: the corridor's true entry point

  • $400s — Rayzor Ranch new construction beside retail

  • Historic square districts — character premiums that outperform on resale


This is also the only market on the corridor where small rental product — duplexes, student-adjacent homes — still pencils at entry prices. Owner-occupants and first-time investors are shopping the same aisles here.

On a $500K loan, a builder-funded 2-1 buydown cuts your first-year payment by roughly $600 a month, and permanent buydowns run about a quarter-point of rate per point paid — costs builders in Denton will absorb right now if your agent demands them in writing.
