Robson Ranch is a 55+ active adult community in Denton, begun on about 3,000 acres of ranch land by Robson Resort Communities, which still sells build-to-order floor plans there. It is gated and built around Wildhorse Golf Club's 27 holes, a clubhouse with a 400-seat ballroom, the Cimarron Sports Club with a resort pool and indoor lap pool, and courts for tennis, pickleball and bocce.
It fits active buyers 55 and older who want a full calendar without leaving the gate. The lesson: in a community where the developer is still selling new homes, a resale has to compete with brand-new floor plans and incentives, so price a resale by comparing it directly to what the sales office is offering that month, and highlight upgrades and lot position that a new build cannot match.
