Overview

Inside Cole Ranch

Cole Ranch is a 3,100-acre master plan west of I-35W in southwest Denton, on land M.T. Cole bought in the 1930s and ran as a working ranch. Johnson Development, the company behind Trinity Falls in McKinney, announced in October 2025 that it will build about 4,365 single-family homes here with the Cole family and Denton Range LLC. Plans keep more than 1,200 acres as green space with over 26 miles of trails along Hickory Creek, and home sales are expected to open in 2027.

The lesson here is that early buyers in a new master plan are buying a plan, not a finished place. Cole Ranch reserves 206 acres for four Denton ISD schools, but the first families will likely attend existing campuses until those are built. I help buyers track the first builder releases, the municipal management district rate the city approved for this land, and which amenities are promised for phase one versus later phases, so you know exactly what you are paying for on day one.

Taxes, MUD and PID

The Denton Record-Chronicle reported in 2021 that Cole Ranch and the former Hunter Ranch are governed by municipal management districts that can levy a tax to repay infrastructure. Once lots are released, I pull the district rate along with city, county and Denton ISD rates so you see the full cost.
