Overview

Inside Landmark

Landmark is Hillwood Communities' 3,200-acre master plan in south Denton at I-35W and Robson Ranch Road, on land the city first zoned as Hunter Ranch in 2008. It is planned for about 6,000 single-family homes and 3,000 multifamily units over a long build-out, with about 1,100 acres of parks and preserve, 35 miles of trails and Denton's first H-E-B. Model homes from nine builders opened in spring 2026, priced from the high $300s to over $1 million, so it fits first-time buyers and move-up buyers in the same community.

The lesson here is to read the whole tax bill, not just the price. Landmark and its neighbor Cole Ranch were set up with municipal management districts approved by the Texas Legislature in 2019, which can levy a tax on homeowners to repay infrastructure. Before you choose a lot, I get the current district rate, the HOA amount and the exact school zoning in writing, because Denton ISD's new schools here depend on future bonds and today's zoning is Rayzor, Harpool and Guyer.

Taxes, MUD and PID

In 2021 the Denton Record-Chronicle reported that the former Hunter Ranch and Cole Ranch are governed by municipal management districts, approved by the Legislature in 2019, that can assess a tax to repay infrastructure costs. I confirm the current district rate on top of city, county and Denton ISD rates for the exact lot before you sign a contract.

FAQ

About Landmark

Who are the builders in Landmark Denton?
The first phase lists American Legend, Coventry, David Weekley, Drees, Highland, M/I, Perry, Toll Brothers and Tri Pointe. Lot widths run from 40 to 70 feet, so compare the same lot size across builders.
What schools will Landmark kids attend?
As of March 2026, Landmark was zoned to E.P. Rayzor Elementary, Harpool Middle and Guyer High in Denton ISD. The district holds sites for new schools inside Landmark, but building them depends on future bond elections.
How much are homes in Landmark?
A builder-sponsored article in April 2026 put prices from the high $300s to more than $1 million, and NewHomeSource base prices ran from $370,990 to $706,900 in October 2026. Incentives change often, so compare final contract price, not the advertised base.
I own a home near Landmark. Should I sell before new builds compete with me?
New construction nearby does give buyers more choices, but it also brings retail and attention to the area. I prepare a free comparative market analysis that puts your home next to current builder pricing and incentives so you can decide on timing with real numbers.
