Rayzor Ranch is a mixed-use district of about 400 acres at the Interstate 35 and US 380 (University Drive) interchange in Denton, on land once owned by the J. Newton Rayzor family and used for grazing longhorns. US 380 splits it into Rayzor Ranch Marketplace on the north side and Rayzor Ranch Town Center on the south side, where tenants have included Alamo Drafthouse, Andy B's and the Embassy Suites Denton Convention Center. Homes here are mostly rentals: Wan Bridge opened The Residences at Rayzor Ranch in 2022, with 215 townhomes and 65 single-family homes projected.
The lesson here is that a district like this works best for renters and for buyers who want to be near it rather than in it. If you want to own, look at the established neighborhoods around the district and weigh the convenience of walkable shopping against traffic on University Drive and I-35. If you are relocating and not ready to buy, renting near Rayzor Ranch can be a smart first year while you learn Denton, and I can help you plan the move to ownership.
