Inside Agave Ranch

Agave Ranch is a 92-acre Mattamy Homes community in east Denton, off East Sherman Drive north of Loop 288 and about a mile past the C.H. Collins Athletic Complex. Mattamy broke ground in December 2024 on 239 homes, with farmhouse-style one and two-story plans up to about 3,400 square feet on 50 to 80 foot homesites, plus ponds, trails and parks. It fits buyers who want a new home with room to grow and quick access to Water Works Park and downtown Denton.

The lesson here is to pick your lot before your floor plan. When homesites range from 50 to 80 feet wide, the lot drives yard size, garage options and resale more than finishes do, and lot premiums can vary a lot within one street. As of October 2026 the community still showed as coming soon, so I track the first releases for buyers and compare each lot premium against what similar lot widths are reselling for nearby.

Mattamy Homes is building Agave Ranch. An earlier Denton Record-Chronicle report had listed David Weekley and K. Hovnanian when the land was first planned, but Mattamy's December 2024 release names Mattamy as the builder.

Mattamy expected sales in spring 2026, and a listing site still showed the community as coming soon in October 2026. Register early if you want first pick of lots.
