Two towns, one border

Little Elm and Frisco share a long border along the Dallas North Tollway, Eldorado Parkway and FM 423, and plenty of buyers tour both in the same afternoon. They are very different sizes. The Census Bureau estimated 62,727 people in Little Elm and 236,955 in Frisco in July 2025. Little Elm sits on the north and east shores of Lewisville Lake; Frisco is the bigger job and entertainment center.

The headline difference is price. Zillow's typical home value in September 2026 was about $391,000 in Little Elm and about $640,000 in Frisco, with both down over the year (5.3% and 3.9%). The less obvious difference is the tax bill, which runs the other way: a typical in-town Little Elm home carries a higher combined rate than a Frisco home.

The lesson I give every buyer weighing the two: compare the monthly payment on the specific address, not the city. A Little Elm mailing address can be in Frisco ISD, Little Elm ISD, Denton ISD or Aubrey ISD, and some neighborhoods sit outside town limits entirely with their own water district tax.

Side by side

The numbers, town by town

Typical home value

Little Elm: about $391,000, down 5.3% in a year. Frisco: $640,131, down 3.9% (Zillow, September 2026). On a typical home, that is roughly $250,000 apart.

Median sale price

Little Elm: about $398,000. Frisco: about $637,000 (Zillow, August 2026). Read medians as a level, not a quote on a particular house.

Market pace

Zillow showed a median of 64 days to pending in Little Elm and 56 in Frisco (September 2026). In August, 66.5% of Little Elm sales and 78.4% of Frisco sales closed under list price, so buyers in both towns had room to negotiate.

2025 tax rate, in town

Little Elm: town $0.549901, Denton County $0.185938 and Little Elm ISD $1.2252 per $100, about 1.96% combined, or about 1.76% if the address is in Frisco ISD. Frisco on the Denton County side with Frisco ISD: city $0.425517 plus county and $1.0194 school, about 1.63%. Collin County Frisco addresses run a bit higher; our Frisco tax guide has every combination.

Homestead exemptions

Frisco grants a 20% city homestead exemption plus extra breaks for seniors. Little Elm's 2027 proposed budget describes a $10,000 exemption and a tax ceiling for owners 65 or older or disabled, and does not describe a general percentage homestead exemption. The state's $140,000 school exemption applies in both.

Commute

The Census Bureau's average travel time to work is 34.6 minutes for Little Elm residents and 28.6 for Frisco (2020 to 2024). Off-peak, Little Elm to Legacy West in Plano is about 25 to 30 minutes on the Tollway, versus 15 to 20 from Frisco.

Where the two towns really differ

School districts

Most of Frisco is in Frisco ISD, which earned its fifth straight A from the state in 2026. Little Elm ISD serves most of the original town; its 2026 overall score was 78, which the district noted was two points short of a B, and Little Elm High earned a B. Parts of Little Elm are zoned to Frisco ISD, Denton ISD or Aubrey ISD, so look up each address.

Lake access

Texas Parks and Wildlife lists Little Elm Park, run by the town, with a three-lane concrete ramp and a launch fee, and Cottonwood Park for bank fishing. It lists no public Lewisville Lake access point inside Frisco. Little Elm's budget funds beach maintenance at its Lakefront District, and The Cove at The Lakefront aquatic park opened in 2021.

Living on the water

Little Elm has neighborhoods right on the shoreline. In Sunrise Bay, a 2026 lakefront listing with more than 120 feet of frontage was priced at $2,550,000. More modest lake-area options include Lakewood Estates near Little Elm Park and Shell Beach. In Frisco, the lakeside choice is mostly Frisco Lakes, which is age-restricted.

Roads under construction

Little Elm is rebuilding Hill Lane with Denton County ($10.47 million, completion expected summer 2027) and King Road from Rose Lane to Witt Road with Frisco and Denton County, and is designing a four-lane Fishtrap Road. Expect detours on the west side for the next year.

Honest tradeoffs

Who tends to choose which

Little Elm tends to fit buyers who want more house for the money, who value being close to the lake, and who are fine with a somewhat longer drive south. The tradeoff is a higher in-town tax rate and a school picture that depends heavily on the exact address.

Frisco tends to fit buyers who want Frisco ISD across most of the city, shorter drives to Legacy, The Star and DFW Airport, and the deepest choice of neighborhoods. The tradeoff is the entry price: a typical Frisco home costs about $250,000 more, and the tax savings do not come close to closing that gap.

There is a middle path some buyers miss. Communities with Little Elm addresses such as Frisco Hills (unincorporated, with its own water district) and parts of Sunset Pointe are zoned to Frisco ISD.
