Two corridors, two school districts
Most new building in Little Elm happens in two places. The north side along US 380 holds Spiritas Ranch, Union Park and Linden Hills, and those communities are zoned to Denton ISD. The south side near the lake holds Valencia on the Lake on Rockhill Parkway, which is in Little Elm ISD. Same town, different school district, different tax rate.
In October 2026, NewHomeSource listed 14 builder series with Little Elm addresses, from a Lennar cottage plan at $305,249 to Mattamy's Valencia plans from $520,620. Those are base prices for the smallest plan on the cheapest lot. Lot premiums, elevation choices and the design center move the number, and so does the public improvement district attached to most new lots in town.
When I walk a new build with a client, I look at grading and drainage around the slab, framing and window flashing before drywall, and how the lot sits next to future phases. Ten years in construction and remodeling makes that part of the job feel natural, and it is where buyers save the most money.
Who is building and at what price
Centurion American's 545 acre master plan with just over 2,100 planned homes on 40, 50 and 60 foot lots. October 2026 starting prices on NewHomeSource: Lennar Cottage from $305,249 (1,504 to 2,279 sq ft), Mattamy from $363,490, Pacesetter's Reserve at Spiritas Ranch from $375,900, Pulte from $399,990 and Lennar Brookstone from $439,999. Listings show Rodriguez Middle and Braswell High. See the Spiritas Ranch guide.
A 448 acre community with more than 80 acres of open space. Beazer's plan prices ran from $447,990 for the 1,931 sq ft Carson to $600,990 for the Blackburn (3,451 to 3,714 sq ft) in October 2026, and Mattamy started at $520,620. Beazer mentions a future elementary school on site. See the Valencia on the Lake guide.
Lennar's site showed $429,999 to $572,999 with a pool and cabanas, trails and parks, while NewHomeSource listed the Classic Collection from $373,999 (1,626 to 2,469 sq ft) and Brookstone from $453,999. When two sources disagree, ask which specific homes the lower number applies to.
Beazer's Lake Pointe listed from $338,990 for 1,536 to 2,876 sq ft. Ladera Little Elm, an age restricted community planned for 263 homes, listed from $393,990, and a 2026 resale showed HOA dues of $275 a month that include front yard care. See the Ladera guide.
Hillwood's community is built around a 30 acre central park with Union Park Elementary inside. Tri Pointe listed its Garden, Discovery and Inspiration collections from $379,990, $394,990 and $469,990, and Bloomfield from $480,000. Builder listings use an Aubrey 76227 address, so search both names. See the Union Park guide.
392 lots that Lennar describes as just outside Little Elm, with three collections listed from $318,999 to $508,999 in October 2026 and Denton ISD schools. One 2025 listing showed $58 a year in HOA dues but about $7,335 in annual taxes on a $324,000 price, so read the tax line before the HOA line. See the Linden Hills guide.
The PID is the second tax line
A public improvement district lets the town finance streets, water, sewer and drainage for a new community with bonds, then bill each lot an annual installment until the bonds are repaid. The installment shows up on your tax statement but is separate from the tax rate, and it varies from year to year.
The town's 2023 to 2024 service plan reports listed about $50.3 million outstanding for Spiritas Ranch across 2,156 planned lots with 28 to 30 years left, about $29.8 million for Valencia across 1,417 lots, $17.2 million for the Rudman Tract (491 lots) and $10.2 million for Hillstone Pointe (608 lots). Those numbers tell you the assessment will be part of the payment for decades, not a few years.
Texas Property Code 5.014 requires the seller to give you a written PID notice before you sign a binding contract. The notice states that the assessment may be paid in full at any time, and that unpaid installments can lead to penalties, interest and a lien. Ask for the annual installment for your lot type in writing.
Communities like Linden Hills and Paloma Creek carry Little Elm mailing addresses without being inside town limits, so their bills can include a water district or other special district instead of the town. Our MUD and PID guide shows how to read those lines.
What to check on any Little Elm new build
Valencia is Little Elm ISD, while Spiritas Ranch, Union Park and Linden Hills are Denton ISD. Ask the district, not the sales office, which campuses serve the exact address, and read our Little Elm ISD homes page if that district is your priority.
Request the full list of taxing units, the PID notice and the current year's installment for your lot. Then build the monthly payment with taxes, insurance, HOA and the assessment together.
Builder offers change monthly and many require the builder's lender. Write down the expiration date and compare the total cost against an outside loan estimate. Our builder incentives tracker lists current offers.
Many builders require your agent to register you or attend your first visit to the model. Signing the guest card alone can cost you representation later.
Pre-pour, pre-drywall and final inspections catch problems while the builder can still fix them cheaply. Put your right to inspect at each stage in the contract.
