Aubrey real estate is where DFW's next decade is being built. Ten years ago, Frisco buyers were told to look at Prosper. Five years ago, Prosper buyers were told to look at Celina. Today the answer is increasingly Aubrey — horse country turning into master-planned communities, with the Dallas North Tollway extension pointed straight at it.

The 2026 Setup

  • New-construction corridors are posting the region's biggest inventory increases — which hands buyers choices and negotiating leverage

Straight Talk

Aubrey is still building its retail and dining scene; you'll drive to Frisco or Denton for some of it, for now. Buyers who need everything finished should look closer in. Buyers who want equity growth should be looking exactly here — phase one pricing beats phase three, every time.


What Your Money Actually Buys in Aubrey

  • $300s — ArrowBrooke and Winn Ridge entry product, new construction at the corridor's ground floor

  • $400s — the Silverado and Sandbrock Ranch core: resort amenities, on-site schools

  • $500s — larger lots and upgraded elevations inside the same master plans


Phase-one buyers set the comp floor everyone after them climbs. In Aubrey, you can still be phase one.


The Rate Lever Nobody Uses Right

On a $500K loan, a builder-funded 2-1 buydown cuts your first-year payment by roughly $600 a month, and permanent buydowns run about a quarter-point of rate per point paid — costs builders in Aubrey will absorb right now if your agent demands them in writing. The sales office won't volunteer this. I put it in the offer.

Is Aubrey too early?


Early is the point. The retail follows the rooftops, the tollway follows both, and the price follows all three. If you need it finished, buy closer in and pay for finished.


Silverado or Sandbrock Ranch first?


Both anchor the market; the right answer depends on phase timing and which builder is hungriest this month — that changes, and I track it.


When does the tollway actually arrive?


Extension work is phased and underway. The buying rule is simple: position before ribbon-cuttings, not after them.
