Inside Sherley Farms
Sherley Farms is a master-planned community by Tellus Group, the principal developer of Windsong Ranch in Prosper, on more than 970 acres in Anna in northern Collin County. Tellus broke ground on March 25, 2026 and plans about 3,000 homes, a 65-acre working organic farm and more than 150 acres of open space with trails. The first model homes were expected in spring 2027.
My lesson for buyers in a community this early: you are buying a plan, not a finished neighborhood. Ask each builder for the phase your lot sits in, when the amenity center is scheduled to open, and, in writing, the HOA dues, the tax rate and any PID or MUD on your lot. I pull those numbers for each address so you compare the real monthly cost.
The builder's rep works for the builder. I work for you.
As your agent I owe you fiduciary duties under Texas law: I have to put your interests above everyone else's, including my own, and tell you anything material I learn about the deal. In that sales office, I'm the only real advocate you have.
I've spent more than ten years in construction and remodeling, and I'm still involved with MTR, my family's remodeling company. I walk the slab, the framing before drywall and the final with you and your inspector, and I know what to push back on.
A builder's rep sells one community. I put your budget side by side across builders, with the PID or MUD, the school district and the incentive each one is offering that month.
Builders offer price cuts, closing costs or a rate buydown. I run the numbers on each option so you take the one that does the most for your monthly payment.
Builders write their own contracts, not the standard state forms. I go through every page with you, in English or Spanish, and stay on it until you have the keys.
On new construction the builder usually pays my fee, and I confirm it in writing before you sign. Bring me, or register me, on your first visit, because many builders won't add an agent later.

In Anna in northern Collin County, just east of State Highway 5 and near downtown Anna; the Phase 1 subdivision is registered with the state at 3824 FM 2862. US 75 runs through the west side of Anna and reaches central Dallas in about 45 miles.
Builders had not published tax rates, HOA dues or special district details for Sherley Farms lots as of October 2026. Before you write an offer, I verify the total tax rate and whether a PID or MUD applies to your lot.
