The Villages of Hurricane Creek is a master-planned community in Anna, just west of US 75, with builder sales centers along Cross Shore Drive. Lennar (which markets its section as Hurricane Creek), Bloomfield, First Texas, Beazer and Mattamy have all listed homes here, and in October 2026 prices ran from $252,999 for a Lennar cottage home to $679,990 for a Bloomfield home on a 70 to 90 foot estate lot. Builders describe two pools, two clubhouses with a fitness center, trails, a dog park and a pond, with a future elementary school, a fire station and more than 50,000 square feet of retail and dining planned. It fits buyers who want a big amenity package and a wide spread of price points in Anna ISD.

The lesson here is the PID. Bloomfield lists the Hurricane Creek Public Improvement District for this community, which means many lots carry an annual PID assessment on top of the roughly 1.99% tax rate builders quote. Two homes at the same price can have different PID balances depending on the phase, so I get the PID payoff and annual amount for the exact lot before you compare. Sellers should have that figure ready, because informed buyers will ask for it.
