My lesson for buyers: when two builders sell side by side, the starting price is the least useful number. Compare what each base price includes (lot size, elevation, flooring, appliances, incentives toward your rate) and get the property tax and HOA in writing. In a newer area like this, the tax rate and any special district can change your payment more than a $10K price gap.
