AnaCapri is a Megatel Homes community in Anna, just west of Anna High School in northern Collin County. Megatel broke ground in April 2024 on a plan built around a lagoon with a white-sand beach, with about 1,200 single-family homes and 600 apartments planned. In October 2026 Megatel listed homes from $309,000, with plans from 1,723 to 3,456 square feet.
My lesson for buyers: a low starting price only helps if the full monthly payment works. Ask the builder in writing for the HOA, what the lagoon and amenities add to it, the estimated tax rate and any special district on your lot, then compare that total payment with resale homes nearby. Sometimes a slightly older resale home costs less each month.
