Why Westlake
Tarrant and Denton counties
Westlake sits on the Tarrant and Denton county line just north of Southlake, with a resident population of a little over 2,000 and, according to the Town, a daytime population above 18,000. The Town lists a Fidelity Investments campus of more than 5,000 workers on 300 acres, a Charles Schwab headquarters planned for more than 6,000 workers at completion, and Deloitte University. Zillow's typical home value was about $3.23 million in September 2026, up 2.1% over the year, and HAR showed homes for sale averaging about $5.0 million at roughly $851 per square foot in October 2026.
The lesson for Westlake buyers is that two homes on the same road can carry different tax bills and different school options. The Town is served by Carroll, Keller and Northwest ISDs plus Westlake Academy, a Town-owned IB charter open to every resident, and the combined tax rate runs from about 1.46% to 1.73% depending on county and ISD. On a $3 million home, that spread is worth roughly $8,000 a year, so confirm the county and ISD on the appraisal district record before you compare listings.
The numbers
Schools, taxes, commute
Westlake Academy is an open-enrollment charter owned and operated by the Town, serving grades K-12 with the International Baccalaureate curriculum, and the Town says all residents are eligible to enroll. Students outside the primary boundary enter by a lottery held in late February to early March. Westlake homes are also zoned to Carroll ISD, Keller ISD or Northwest ISD depending on location, so check both options for a specific address.
For tax year 2025, the Town rate is $0.185 per $100. In Tarrant County, a Carroll ISD address pays about 1.58% combined and a Keller or Northwest ISD address about 1.73%; the Denton County side runs about 1.46%. On a $3 million Keller ISD home that is about $52,000 a year, roughly $4,330 a month, before exemptions; Westlake offers a 20% Town homestead exemption plus the state's $140,000 school exemption.

Being built now
Hillwood's 44-acre project between the Schwab campus and the TX-170/TX-114 interchange plans a 150-room hotel, a 54,000 square foot office building, restaurants and retail, with groundbreaking planned for 2026 and completion expected in 2027.[6]
An 85-acre mixed-use district with 322 planned residential units; the Town reports 26 homes under construction and a mixed-use condo building underway at 49 Arta Drive.[7]
Hillwood's 2,500-acre master plan with 230 acres of parkland, where the Town says several corporate campus areas are envisioned.[5]
The Town lists Quail Hollow at 96 planned estate homes on 188 acres and Knolls at Solana at 56 lots on 64 acres with a conservation easement.[8]
Where to look in Westlake
Settling in to Westlake
Westlake is in Oncor's delivery area, so Oncor maintains the lines and you choose your own retail electric provider. Compare plans for your ZIP code on the state's official Power to Choose site before move-in day.[14]
The Town of Westlake bills utilities and offers online bill pay. Call Town Hall at 817.430.0941 to set up service at your new address.[15]
File Form 50-114 with the Tarrant Appraisal District using its homestead exemption form (or the Denton Central Appraisal District if your home is on the Denton County side). The Comptroller's form is filed directly with the appraisal district, and the standard deadline is April 30 of the tax year.[16]
Westlake Academy is open to residents of its primary boundary; its residency policy explains how to prove residency with a purchase contract, lease or building permit. If you choose the ISD instead, Carroll ISD has an online enrollment portal and attendance zone maps, and Keller and Northwest ISDs serve other parts of town.[10]
Register your vehicle with the Tarrant County Tax Assessor-Collector (main office at 100 E. Weatherford St., Fort Worth, plus branch offices) within 30 days of moving, after a passing emissions inspection (required in Tarrant and Denton counties). You can drive on a valid out-of-state license for up to 90 days; book your Texas license visit with DPS early, since offices work by appointment.[19]
Before you buy or sell
Pull the appraisal district record for any address to confirm county and ISD, since the combined rate ranges from about 1.46% to 1.73%. If Westlake Academy is part of the plan, read its residency policy before you buy, because enrollment depends on living inside the primary boundary. Budget taxes on your purchase price, because the 10% homestead cap is removed when a home sells.
In Westlake, buyers compare your home to a short list of peers in the same neighborhood, so price against closed sales inside your subdivision and lot size band, not the town average. Highlight what an out-of-state executive cannot see from a listing: the ISD and Westlake Academy eligibility, the county and the actual tax bill. On estate lots, a current survey, drainage and septic or utility records, and documented roof and HVAC service remove the questions that slow luxury deals.
