Terra Bella is a gated planned development in Westlake with 28 lots on 54.7 acres, according to the Town of Westlake. Homes are newer custom builds, with recent listings built between 2016 and 2020, about 8,000 square feet or more, on lots close to an acre, and some backing to a nature preserve and trails. Listings show Carroll ISD with the option to apply to Westlake Academy, which makes Terra Bella a fit for buyers who want a newer estate in a very small gated setting.
The lesson here is that small enclaves have thin data. With only 28 lots, there may be one or two sales a year, so a single listing can look like the market when it is not. One 2020 home listed at $6.495 million spent over a year on the market before it sold, and another asked $5.75 million in late 2025. For buyers and sellers, I widen the comparison to similar gated estates in Westlake and Southlake with the same lot size and age, and adjust from there, so the price stands up to an appraiser.

In Carroll ISD that totals about 1.58% before exemptions, and I confirm the district and appraisal record for every address.
