Vaquero is a guard-gated community of about 300 homes on 525 acres in Westlake, developed by Discovery Land Company on land that was once the Hunt brothers' Circle T Ranch. D Magazine reported it was founded in 2000, with lots of roughly half an acre to 3.5 acres and a private Tom Fazio designed golf course at the Vaquero Club. It sits near State Highway 114 and Dove Road, about 15 minutes from DFW Airport, and it fits buyers who want privacy, security and a club lifestyle between Dallas and Fort Worth.

The lesson here is that at this price, the asking price is only an opening line. In 2026 one 8,129 square foot home on a 0.74 acre lot listed at $7.25 million, dropped to $6.8 million and expired after 224 days, even with the sellers offering to transfer their golf membership. A membership transfer still requires the club's approval and fees, so buyers should value it separately from the house. When I price a Vaquero home, I lean on closed sales and days on market for similar lots, not on what neighbors are asking.
