Glenwyck Farms is a gated community in Westlake on more than 100 wooded acres, with lots ranging from about 0.80 acre to over an acre, according to the Town of Westlake. Community Impact counted about 93 homes and a 2007 build-out, with an average home size near 6,850 square feet. Recent listings show Carroll ISD schools, ponds and trails that connect to the rest of town, which makes it a fit for families who want acreage, privacy and Carroll ISD in one package.
The lesson here is that age and updates split this market. In 2025 and 2026, a renovated 10,325 square foot home from 2002 asked $4.775 million, a 5,455 square foot home from 2001 asked $2.9 million, and a builder put a brand new Calais Custom Homes residence on a 0.92 acre lot. When most homes are 20 to 25 years old, buyers pay for systems, roofs and kitchens that are already done. Sellers should get pre-listing inspections and price against renovated comparables honestly, and buyers should budget for the updates the house still needs. This is where my construction background helps both sides.
