Why Copper Canyon

Denton County

Copper Canyon is a Denton County town next to Lantana, a short drive from Flower Mound and Highland Village, with Town Hall at 400 Woodland Drive. Residents incorporated it in April 1973 to keep the area rural, and the Town Hall itself was built in 1978 on donated land with donated labor. The town contracts out much of its service: fire protection comes from Denton County ESD 1 and trash pickup from Republic Services. The historic Old Alton Bridge, known locally as Goatman's Bridge, is also in Copper Canyon.

Copper Canyon now sells two very different products, and buyers should know which one they are looking at. Gated Toll Brothers neighborhoods like Vickery and Williams Ranch pay a town sewer bill and have much smaller lots (one 2024 Vickery home sits on 0.17 acres), while elsewhere you should plan on an on-site septic system that the town permits. Some homes with Copper Canyon addresses, including Copper Creek Estates, are outside town limits in county jurisdiction. Each of those details changes your tax bill, your inspection list and what you can build, so confirm them on the appraisal record before you make an offer.

What is coming

Being built now

New tree and open space rules

The Mayor's Minute of October 1, 2026 reported new ordinances: land development must survey the trees on site and protect or replace them, and subdivisions or HOAs with lots under 2 acres must set aside park space. Local aviation activity now needs prior Town Council approval.[11]

Spectrum internet rollout

Charter Communications is building Spectrum internet and phone service in Copper Canyon through contractor MasTec, starting with utility locates; door tags go out at least 48 hours before work reaches a street.[12]

Copper Creek Estates, final phase

February 2026 listings described the third and final phase of this gated neighborhood with 20 one-acre homesites left, a 3,500 sq ft minimum home size and Precision Builders as the only builder. It sits outside town limits in county jurisdiction.[16]

Lower Lewisville ISD rate

Lewisville ISD adopted a 1.0778 rate for 2026-27, about 4 cents per $100 below the 2025 school rate most Copper Canyon homes paid.[21]

Settling in to Copper Canyon

Electricity

The town lists CoServ (800-274-4014) for electric service, so you set up your account directly with CoServ. Ask the seller for a recent bill to confirm, and confirm the gas provider for the address at the same time.[7]

Water and trash

Water comes from Cross Timbers Water Supply (940-584-0780). In Williams Ranch and Vickery, once your Cross Timbers account is open the town sets up your sewer account automatically. Republic Services picks up trash and recycling every Tuesday; call 972-316-0789 to start service.[9]

Homestead exemption

Once you own and live in the home, file the residence homestead exemption with the Denton Central Appraisal District. It is free, and Denton CAD takes the application online. It brings the state's $140,000 school exemption and the town's 1% homestead exemption.[22]

Schools

New Lewisville ISD families enroll online through the New Family Enrollment page, and the LISD School Locator confirms the campus for your address. If your home is in the western part of town, check Denton ISD's Attendance Zones page instead.[24]

Car registration and license

Register your vehicle with the Denton County Tax Assessor-Collector within 30 days of moving to Texas, after any required emissions inspection and with proof of insurance. You can drive on a valid out-of-state license for up to 90 days; DPS offices work by appointment, so book early.[26]

From Albert

Before you buy or sell

Buying here

Ask three questions on every Copper Canyon home: is it inside town limits or in county jurisdiction, is it on town sewer or septic, and which water provider serves it. The answers decide your tax units, your inspection plan and what you can add later, since the new tree ordinance and septic permits both apply to building. If you are comparing a new gated home with acreage, add HOA dues and the sewer bill to the monthly cost before you decide.

Selling here

If your home is on septic, service it and gather the permit and pumping records before you list, because the town requires OSSF permits for new systems and for any repair or modification, and buyers' inspectors will ask. Your competition is the new Toll Brothers inventory in Williams Ranch and Vickery. Price against closed acreage sales rather than those new homes, and show what a builder cannot offer: mature trees, room for a barn or arena, and no small-lot neighbors. From my construction background, painting fences and outbuildings and cleaning up the pasture cost far less than a kitchen remodel and show up in every listing photo.
