Why Argyle

Denton County

Argyle is a Denton County town of 6,372 people (July 2025 Census estimate) along US 377 and FM 407, between Denton, Flower Mound and the AllianceTexas corridor on I-35W. The town traces back to 1881, when the Texas and Pacific Railroad came through, and it still has a small-town core surrounded by larger master plans like Harvest and Canyon Falls that carry Argyle addresses. Zillow's typical home value was about $598,000 in September 2026, down 2.6% over the year.

Here is the most useful thing I can tell an Argyle buyer: an Argyle mailing address does not tell you your town, your school district or your tax rate. Some Harvest homes are zoned to Argyle ISD and others to Northwest ISD, and homes inside town limits pay a different set of rates than homes outside them. It is also a buyer-friendly moment, with 66% of August 2026 sales closing under list and a median 59 days to pending in September, so you have time to verify everything before you commit.

Schools

The town is served by Argyle ISD, which has grown to about 6,500 students and expects roughly 11,000 within a decade, while some Argyle-address neighborhoods, including parts of Harvest, are zoned to Northwest ISD. Argyle ISD plans to send some 5th and 6th graders to the new Michael Ball Intermediate School starting in 2027, switch its elementary schools to pre-K through 4th grade in 2027-28, and open a new Argyle Middle School in 2028-29 for the eastern part of the district. Confirm the district and campus for the exact address, and ask how the coming grade changes affect your kids.

On a $600,000 home that is about $10,200 a year, or roughly $850 a month, before exemptions; the town offers a 1% homestead exemption ($5,000 minimum) and $150,000 for owners 65 and older or disabled. Argyle ISD adopted a lower $1.1558 rate on August 24, 2026, and homes outside town limits or in Northwest ISD carry different rates, so check the exact tax units on the appraisal record.

What is coming

Being built now

FM 407 widening

TxDOT plans to widen FM 407 from two lanes to six between Bill Cook Road and FM 1830, with a shared-use path and sidewalk, at an estimated $171 million. As of February 2026 a postponed public hearing had not been rescheduled and the timeline was to be determined.[7]

Heath Tract at FM 407 and I-35W

A 141-acre plan with a possible member-based warehouse grocery, hotels, retail, offices and about 36 acres of trails was recommended for approval by the Planning and Zoning Commission on March 4, 2026, then stalled at Town Council, which planned to take it up again on April 20, 2026. The town projected about $4 million a year in sales tax at full buildout in 2035.[9]

Argyle ISD reconfiguration

Michael Ball Intermediate School is under construction for some 5th and 6th graders starting in 2027, elementary schools move to pre-K through 4th grade in 2027-28, and a new Argyle Middle School is set for 2028-29.[6]

Harvest House

Hillwood's 349 luxury apartments and townhomes in Harvest were expected to begin leasing in early 2026, with completion expected in late 2026.[11]

A possible Main Street

Town leaders discussed a walkable, two-lane Main Street near US 377 and FM 407 in January 2026, with retail and a new municipal and police building. No action was taken and discussions continue.[10]

Settling in to Argyle

Electricity

The town lists CoServ for electricity in parts of Argyle, while other addresses in 76226 are in Oncor's delivery area, where you choose a retail provider on the state's Power to Choose site. Gas comes from CoServ or Atmos depending on location. Ask the seller for a recent bill so you know which one serves the home.[18]

Water and trash

Water in much of the area is provided by Argyle Water Supply (940-464-7713), which is separate from the town; some neighborhoods have other water providers, so confirm yours. Republic Services (800-333-7301) handles trash and recycling, with collection on Mondays.[18]

Homestead exemption

File Form 50-114 directly with the Denton Central Appraisal District; it is free, and the state deadline is before May 1 of the tax year. Approval brings the $140,000 school exemption and, inside town limits, Argyle's 1% homestead exemption.[20]

Schools

Register through Argyle ISD's Registration and Enrollment page, and use its Find your School Zone tool to confirm the campus for your address. If your home is zoned to Northwest ISD, enroll there instead.[22]

Car registration and license

Register your vehicle with the Denton County Tax Assessor-Collector within 30 days of moving to Texas, after any required emissions inspection and with proof of insurance. You can drive on a valid out-of-state license for up to 90 days, and DPS offices work by appointment, so book early.[23]

Before you buy or sell

Buying here

Pull the appraisal district record for any Argyle-address home before you offer, because it shows the actual taxing units: town or no town, Argyle ISD or Northwest ISD, and any special district. Then ask for the seller's disclosure on HOA dues and whether the subdivision has a MUD or PID, since those add to your yearly cost. In a market where homes are taking about two months to go pending, you can ask for repairs, closing cost help or a rate buydown.

Selling here

With two-thirds of August 2026 sales closing under list and 357 active listings in 76226 in September, you are competing with new builder inventory, so price to the closed resale comps and make your home easier to buy than a new build. From my construction years: fix what an inspector will flag (drainage, grading, roof and HVAC age, and any foundation movement on expansive clay soil) and spell out what the buyer gets that a builder will not, like finished landscaping, blinds and a mature yard. Builders often offer rate buydowns, so a seller credit toward the buyer's rate can work better than a price cut.

Is Argyle, TX a good place to live?

The typical home value was about $598,000 in September 2026. What school district is Argyle in?
