Why Highland Village

Denton County

Highland Village is a Denton County city of 16,029 people (July 2025 Census estimate) on the south side of the western arm of Lewisville Lake, between Flower Mound, Lewisville and Copper Canyon. It is close to fully built out, so most homes for sale are established resales in neighborhoods like Highland Shores, and new homes come in small infill lots. Zillow's typical home value was about $583,000 in September 2026, up 0.5% over the year, and the city has a DCTA A-train commuter rail station that opened in 2011.

Here is the lesson for Highland Village: because almost every home is a resale, condition sets the price more than square footage does. Realtor.com showed a median 46 days on market and price cuts on about 26% of active listings in ZIP 75077 in September 2026, which tells you buyers are comparing carefully. A seller who handles the roof, HVAC and foundation questions up front, and a buyer who budgets for them, both come out ahead.

From Albert

Before you buy or sell

Buying here

Budget for the age of the house, not just the price: in a mature city like this, plan reserves for a roof, HVAC or water heater in the first few years and use the inspection to negotiate. Pay attention to the city's 2026 street and water projects, since a street that was just rebuilt is a plus. File your homestead with Denton Central Appraisal District, and if you are 65 or older ask about the city's $75,000 exemption.

Selling here

Highland Shores, the city's largest neighborhood, dates to 1985, so many homes here are 25 to 40 years old and buyers' inspectors focus on roof age, original windows, aging HVAC, cast iron or older plumbing and foundation movement. From my construction years, getting a pre-listing inspection and fixing or pricing in those items keeps a buyer from renegotiating after the option period. With about a quarter of listings in 75077 cutting price in September 2026, price right on day one rather than testing the market.
