What Copper Canyon buyers should know

Copper Canyon is a Denton County town next to Lantana, a short drive from Flower Mound and Highland Village, with Town Hall at 400 Woodland Drive. Residents incorporated it in April 1973 to keep the area rural, and the Town Hall itself was built in 1978 on donated land with donated labor. The town contracts out much of its service: fire protection comes from Denton County ESD 1 and trash pickup from Republic Services. The historic Old Alton Bridge, known locally as Goatman's Bridge, is also in Copper Canyon.

For tax year 2025 a Copper Canyon home in Lewisville ISD paid about 1.57% combined (town 0.26599, Lewisville ISD 1.1178, Denton County 0.185938 per $100), and about 1.66% in Denton ISD (1.2069). The town is in the service area of Denton County ESD 1 and ESD 2, which set 2025 rates of $0.06 and $0.10; where both appear on the bill, the total reaches about 1.73% to 1.82%. On a $1 million home at 1.57% that is about $15,700 a year, roughly $1,310 a month, before the town's 1% homestead exemption ($5,000 minimum), its $10,000 over-65 exemption and the state's $140,000 school exemption. Lewisville ISD lowered its rate to 1.0778 for 2026-27.

Ask three questions on every Copper Canyon home: is it inside town limits or in county jurisdiction, is it on town sewer or septic, and which water provider serves it. The answers decide your tax units, your inspection plan and what you can add later, since the new tree ordinance and septic permits both apply to building. If you are comparing a new gated home with acreage, add HOA dues and the sewer bill to the monthly cost before you decide.

Seller guide

Pricing a Copper Canyon home right

Copper Canyon now sells two very different products, and buyers should know which one they are looking at. Gated Toll Brothers neighborhoods like Vickery and Williams Ranch pay a town sewer bill and have much smaller lots (one 2024 Vickery home sits on 0.17 acres), while elsewhere you should plan on an on-site septic system that the town permits. Some homes with Copper Canyon addresses, including Copper Creek Estates, are outside town limits in county jurisdiction. Each of those details changes your tax bill, your inspection list and what you can build, so confirm them on the appraisal record before you make an offer.

If your home is on septic, service it and gather the permit and pumping records before you list, because the town requires OSSF permits for new systems and for any repair or modification, and buyers' inspectors will ask. Your competition is the new Toll Brothers inventory in Williams Ranch and Vickery. Price against closed acreage sales rather than those new homes, and show what a builder cannot offer: mature trees, room for a barn or arena, and no small-lot neighbors. From my construction background, painting fences and outbuildings and cleaning up the pasture cost far less than a kitchen remodel and show up in every listing photo.
