Why Addison

Dallas County

Addison is a town of about 17,195 people (July 2025 Census estimate) just north of Dallas, and it is unusual because most residents rent: the Census puts the owner-occupied rate at 18.0% (2020-2024 ACS). Addison Airport, open since 1957, covers about an eighth of the town, and the Belt Line corridor holds a dense restaurant scene. Since October 25, 2025, Addison has also had a station on DART's Silver Line, with a direct ride to DFW Airport.

The practical lesson for buyers is that with so few owner-occupied homes, Addison has a thin resale market, so each comparable sale carries a lot of weight. Zillow put the typical home value near $500,000 in September 2026, roughly flat from a year earlier, while the town reports the average single-family taxable value at $509,353. Pull the exact sales for your building type (townhome, condo or single-family) in the last six months before you set a price or write an offer.

Schools

Most Addison residents are zoned to Dallas ISD, while some southern areas, including parts of Spring Valley and Vitruvian Way, are in Carrollton-Farmers Branch ISD. Because the line runs through the town, verify the assigned campuses for each address before you buy. Private schools in Addison include Greenhill School and Trinity Christian Academy.

Property taxes

For tax year 2025 the combined rate in Addison was about 2.14% in Dallas ISD (town 0.6081, Dallas ISD 0.993835, plus 0.534075 for Dallas County, Parkland Hospital and Dallas College per $100) and about 2.09% in Carrollton-Farmers Branch ISD. On a $500,000 home at 2.14% that is about $10,700 a year, or roughly $890 a month, before the town's 20% homestead exemption and the school exemptions. For 2026 the town cut its rate to 0.5981, but the Dallas County appraisal district's estimate shows the county rate rising, so check your own notice.

The town's transit-oriented development next to the Silver Line station was announced in 2020 as a $500 million project on about 18 acres. The FY2027 capital plan funds $6.8 million in Addison Junction public infrastructure and a $3 million public parking garage.[7]

Silver Line service and DART

Addison station opened with the Silver Line on Oct. 25, 2025. In a May 2, 2026 election, Addison voters chose to stay in DART, with about 69.6% voting to remain in unofficial results.[6]

Airport Parkway and Keller Springs Road

The FY2027 budget includes $4.4 million for Airport Parkway reconstruction and funds the Keller Springs Road reconstruction project.[2]

Vitruvian Park Phase 6

The town budgeted $750,000 in FY2027 for Vitruvian Park Phase 6 public improvements on Blocks 301, 302 and 303.[2]

Before you buy or sell

Buying here

If you work near the Tollway or fly often, Addison's location and Silver Line station can save real time, but run the full monthly payment first: the combined tax rate was about 2.09% to 2.14% in 2025, higher than many Collin County suburbs. Confirm whether the home is in Dallas ISD or Carrollton-Farmers Branch ISD, and if it is a townhome or condo, read the HOA budget and reserve study before you commit.

Selling here

In a town where only about 18% of homes are owner-occupied, your buyer pool is small and your comparables are few, so a price set even slightly high can sit for weeks. Price from the most recent sales of your exact product type, and get ahead of inspection items like roof age, HVAC and water heater condition, because buyers comparing Addison against newer suburbs will negotiate hard on repairs. Clean, documented maintenance records help defend value with an appraiser when comps are thin.
