Overview

Inside Addison Grove

Addison Grove is a townhome community on Belt Line Road in Addison, built in blocks by InTown Homes alongside the Elan Addison Grove apartments and retail by Greystar. The town's 2022 housing summary counted 178 townhome lots with 44 built at the time, and later blocks added townhomes and live/work units of 1,389 to 3,246 sq ft. In 2026, a 2,303 sq ft home built in 2022 listed at $759,000 and a 2,647 sq ft home with August 2026 completion listed at $760,000, both with HOA dues of $145 a month in listings.

The lesson here is that new and resale homes compete side by side. When a builder is still finishing homes at a similar price, a resale seller has to show what the buyer gets that new construction does not, such as finished upgrades, window coverings or a better lot. If you are selling, I price against both. If you are buying, I compare the builder's included features and incentives with the resale home line by line.
