Overview

Inside Vitruvian Park

Vitruvian Park is a public-private district in south Addison developed by UDR, which broke ground in May 2008 and opened the first phase in January 2010; a 2010 report described it as a $1 billion plan on nearly 100 acres. It sits just west of the Dallas North Tollway and about a mile north of I-635, between Midway Road and Marsh Lane, around a 12-acre public park with a spring-fed creek, bridges and trails. Most homes here are rentals, including Fiore (391 units, 2011) and Vitruvian West I to III (1,154 units, 2017 to 2021), while the Brooktown townhomes offer an ownership option.

The lesson here is the school line. Much of Addison is in Dallas ISD, but a March 2026 Brooktown listing on Vitruvian Way shows Carrollton-Farmers Branch ISD (Stark Elementary, Field Middle and Turner High). If schools drive your decision, I verify the district for the exact unit first, and if you are selling, I make sure the listing states it clearly so the right buyers find you.

Taxes, MUD and PID

For tax year 2025, the combined rate in Addison was about 2.09% in Carrollton-Farmers Branch ISD and about 2.14% in Dallas ISD before exemptions (town 0.6081 plus 0.534075 for Dallas County, Parkland Hospital and Dallas College). Because Vitruvian Park sits near the district line, I confirm the taxing entities for the exact unit.
