Two Frisco master plans, opposite sides of town

The Grove Frisco and Phillips Creek Ranch both sell the same idea: new homes from several builders, big amenity packages and Frisco ISD. They sit on opposite ends of the city, though. The Grove is a 735-acre community in east Frisco, about a mile from the Four Corners where Frisco, Allen, Plano and McKinney meet. Phillips Creek Ranch is a 950-acre plan in west Frisco, west of Stonebrook Parkway and Teel Parkway, in ZIP 75036 and Denton County.

The other big difference is age. Phillips Creek Ranch came to market in 2011, and CandysDirt reported in 2015 that developer Republic Property Group had sold all of it, so most buying there today is resale. The Grove is still building, with builder pricing from the mid $700s in October 2026. That changes how you shop: at The Grove you compare builders and incentives, in Phillips Creek Ranch you compare listings and condition.

Before you visit a model home

The builder's rep works for the builder. I work for you.

As your agent I owe you fiduciary duties under Texas law: I have to put your interests above everyone else's, including my own, and tell you anything material I learn about the deal. In that sales office, I'm the only real advocate you have.

I read the build, not the brochure

I've spent more than ten years in construction and remodeling, and I'm still involved with MTR, my family's remodeling company. I walk the slab, the framing before drywall and the final with you and your inspector, and I know what to push back on.

Every builder on one page

A builder's rep sells one community. I put your budget side by side across builders, with the PID or MUD, the school district and the incentive each one is offering that month.

Incentives that lower your payment

Builders offer price cuts, closing costs or a rate buydown. I run the numbers on each option so you take the one that does the most for your monthly payment.

In English or Spanish, start to keys

Builders write their own contracts, not the standard state forms. I go through every page with you, in English or Spanish, and stay on it until you have the keys.

On new construction the builder usually pays my fee, and I confirm it in writing before you sign. Bring me, or register me, on your first visit, because many builders won't add an agent later.

Side by side

The numbers, community by community

Size

The Grove: 735 acres with 102 acres of programmed open space. Phillips Creek Ranch: 950 acres, about 3,700 homes at build-out, more than 100 acres of green space.

Prices

The Grove: new homes from the mid $700s (builder pricing, October 2026). Phillips Creek Ranch: recent 2026 listings from about $775,000 to $1.05 million. Read both as a level, not a quote on a specific house.

Builders

The Grove: American Legend, Brookfield Residential, Chesmar, Highland and Shaddock. Phillips Creek Ranch was built by builders including Shaddock, Toll Brothers, Drees, Darling, Britton, MainVue and K. Hovnanian.

HOA

The Grove: $663 a quarter for single-family homes ($213 landscaping plus $450 master) and $375 a month for townhomes, per the community FAQ. Phillips Creek Ranch: about $220 a month on recent listings. Verify the current amount on the resale certificate.

Schools

Both are Frisco ISD. The Grove splits at Main Street between two feeder patterns: one goes to Liberty High (with Isbell or McSpedden Elementary and Lawler Middle), the other to Independence High (with Norris Elementary and Nelson or Wester Middle). Phillips Creek Ranch has been zoned to Bledsoe, Nichols and Sparks Elementary, Pearson and Pioneer Middle and Reedy High (Community Impact, 2020). Zones change, so confirm the address with Frisco ISD.

Taxes

Phillips Creek Ranch is on the Denton County side: about 1.63% combined for tax year 2025 before exemptions (city $0.425517, county $0.185938, Frisco ISD $1.0194 per $100). The Grove's site does not publish a rate, and MUD or PID status can vary by section in new Frisco communities, so I pull every taxing entity for the exact lot.

Daily life

What you get for the dues

The Grove

Two amenity hubs: the Orchard House (fitness center, two pools, splash pad) and the Mainstay (a third pool, pickleball, yoga lawn, pavilion and playground), plus about 17 miles of planned trails and event lawns.

Phillips Creek Ranch

A clubhouse and fitness center, pools and a splash pad, a fishing pond and lakes, a creek system, more than 18 miles of trails (per listing) and a Texas Backyard area with bocce, horseshoes and volleyball.

Getting around

The Grove puts you near the Sam Rayburn Tollway, US 75 and the Allen and McKinney retail corridors. Phillips Creek Ranch is on the west side, closer to the Dallas North Tollway corridor, PGA Frisco and Fields.

How I would choose

The honest tradeoffs

If you want to build new and pick your finishes, The Grove is the one still selling lots, and the builder incentive that month matters as much as the base price. Bring your own agent to the first visit; the builder's rep works for the builder.

If you want an established neighborhood with mature trees and amenities that have been running for years, Phillips Creek Ranch is the stronger fit, and you negotiate a resale instead of a builder contract. I have spent more than ten years in construction and remodeling, and on a 2010s resale I look hard at the roof, the HVAC age and any foundation movement before we talk price.

Either way, the commute and the school zone decide more than the amenity list. Drive both at rush hour and check the zoned schools for the exact address.
