The DFW sellers getting top dollar right now are rarely the ones with the nicest houses. They priced to the market on day one. Here is what the numbers say this fall and the playbook I run for my sellers.
What the 2026 Market Really Looks Like
In Frisco, Zillow puts the typical home value at $640,131 (September 2026, down 3.9% in a year), with a median of 56 days to pending. In August 2026 the median sale closed at 97.7% of list, and 78.4% of sales closed under list price.
In Prosper it is slower: 89 days to pending and 80.9% of August sales under list (Zillow). Buyers have options, and the market punishes overpricing faster than anything else.
Rule One: Your First Two Weeks Decide Everything
A listing gets its peak attention in the first two weeks, when every buyer with a saved search sees it. Price at the market and you catch that wave. Price 5% high "to leave room" and you become the house buyers use to justify buying the one down the street. Then comes the price cut and, usually, a lower final number.
- Price to recent closed and pending sales, not to active listings.
- Check your subdivision's sale-to-list ratio before adding any cushion.
- Decide now what you will do at day 14 if showings are light.
The Renovate-to-List Advantage
I spent over ten years in construction and remodeling, and my family's Frisco company, MTR Contractors, lists 35+ years in business and 3,000+ DFW remodeling projects. Before we list, I walk your home and flag the few fixes buyers pay for: paint, flooring, worn counters, lighting, curb appeal. The crew handles them on schedule, so you are not chasing contractors for weeks.
Just as important is what we skip. The goal is to remove reasons a buyer would ask for a credit, not to remodel for someone else's taste.
Timing the Market
A Zillow Research study of 2024 sales found sellers nationally did better than average listing between March 15 and July 31, peaking in late May (about a 1.6% premium). Timing varies by metro, but if you are flexible we plan backwards: prep in winter, launch in spring.
Selling in fall or winter? Fewer homes compete for the buyers who are out, so pricing right matters even more.
Cash Offer or Top Dollar? Compare Both
Some sellers need speed and certainty; others want every dollar the open market will pay. When it fits, I put both side by side: a cash offer next to a full MLS plan with a projected net. You choose with real numbers.
