Overview

Inside Havenwood

Havenwood is a Toll Brothers community planned on 447 acres in western Flower Mound, south of Cross Timbers Road between Shiloh Road and Scenic Drive. The town first approved it in May 2024, town documents allow up to 222 residential lots built in four phases, and on March 2, 2026 the council unanimously approved the site plan and tree removal permits for the first phase of 87 homes. It fits buyers who want new construction with a low home count on a large site with preserved floodplain and trees.

The lesson here is floodplain and trees. The town required Toll to set FEMA and town floodplain limits for the whole development and limited floodplain construction to trails, ponds, grading and road crossings. When lots open, I review each lot's floodplain status, survey and tree preservation areas with you, because those affect insurance, what you can build in the backyard and long-term resale.
