What the numbers say

How to read this month

The short version: Frisco is a market where values have eased for about two years, inventory is higher than it was a year ago, and buyers have time and room to negotiate. Zillow's typical value was $696,659 in November 2024 and has drifted down month after month to $640,131 in September 2026. That is roughly an 8% decline over that stretch, gradual rather than sudden, and about 10% below the July 2022 high of $708,535.

Sale prices tell a slightly different story than values. The smoothed median sale price fell from $640,891 in August 2025 to a low of $587,167 in January 2026, then climbed back to $636,667 by August 2026. Part of that swing is seasonal: more large family homes close in late spring and summer, which pulls the median up. So compare the same month year over year, not one month to the next. August to August, the median sale price was down only about 0.7%.

Timing matters just as much. In April 2026 the median home went under contract in 23 days. By September it took 56. Spring is when Frisco moves fastest, and fall and winter are when buyers usually find the most patience on the other side of the table.

Mortgage rates are the other half of affordability. On a $640,000 home with 20% down, principal and interest at the October 22, 2026 average of 7.32% is about $3,517 a month. At last year's 6.19% it would have been about $3,133. Lower prices have not fully offset higher rates, which is one reason homes are sitting longer.

How this report is built and refreshed

Citywide figures come from Zillow Research's public monthly data for the City of Frisco (houses and condos, smoothed), and ZIP listing figures come from Realtor.com's monthly inventory data. Mortgage rates come from Freddie Mac's weekly survey. Each source publishes on its own schedule, which is why some numbers are for August and others for September.

The report is refreshed each month with the newest release, and every figure keeps its period label. There are no forecasts here. If you want the numbers for your exact street, closed sales from the MLS for the last 90 days in your subdivision are more useful than any citywide median, and I am glad to pull them for you at 469-827-7672 or albert@texava.com.

FAQ

Common questions

Are Frisco home prices dropping?
Values have eased. Zillow's typical home value for Frisco was $640,131 in September 2026, down 3.9% from a year earlier and about 8% below its November 2024 level. The August 2026 median sale price was down only about 0.7% from August 2025. Look at both figures before you decide what a fair price is.
How long does it take to sell a house in Frisco?
The median home went under contract in 56 days in September 2026, compared with 23 days in April 2026. Closing usually adds another month or so after that, depending on financing. If you are selling, plan your timeline around the season you list in.
How many homes are for sale in Frisco?
Zillow counted 1,258 homes for sale in September 2026, up 13.6% from 1,107 a year earlier. Inventory peaked at 1,323 in August. More choice usually means buyers can be selective, so condition and price matter more.
Do Frisco homes sell above asking?
Most do not right now. In August 2026, 78.4% of Frisco sales closed below list price and the median sale-to-list ratio was 0.977. A buyer can usually negotiate on price, repairs or closing cost help.
Is now a good time to buy in Frisco?
That depends on your budget and timeline, not a headline. The data shows more inventory, longer time on market and prices below their 2024 level, alongside a 7.32% average mortgage rate (Oct 22, 2026). Compare your monthly payment at today's rate with what you would pay in rent, and decide from there.
Where do these numbers come from?
Zillow Research (city typical value, sale price, inventory, days to pending, sale-to-list), Realtor.com research data (ZIP listings) and Freddie Mac (mortgage rates). Each figure on this page shows its month. The report is updated monthly.
