Why Double Oak

Denton County

Double Oak is a Denton County town of 3,051 people (July 2025 Census estimate) on about 2.5 square miles between Flower Mound, Highland Village and Copper Canyon, with Town Hall at 320 Waketon Road. Its population has barely moved since the 2020 census counted 3,054. Recent listings in The Oaks, Cross Timbers and the Estates of Double Oak show homes built between 1980 and 2000 on lots of about 1.1 to 1.2 acres. The volunteer fire department still runs the July 4 parade from Simmons Road down Cross Timbers Drive to John B. Wright Park.

If you buy here, budget for the land as well as the house. Listings such as one in the Estates of Double Oak show aerobic septic systems, and the water comes from Cross Timbers Water Supply Corporation, which in October 2026 was in Stage 2 restrictions with an even and odd address watering schedule after demand passed 5 million gallons a day. Ask for the septic service records and a season of water bills before you finish your option period, and you will know the real monthly cost of the property.

What is coming

Being built now

Grocery-anchored center at FM 407 and Simmons

Direct Retail Partners has proposed about 23 acres at the southwest corner with a grocery store of roughly 48,000 sq ft, shops, restaurants, flex buildings and a fuel center, and traffic studies estimate 9,000 to 9,400 daily trips. The land must be rezoned from AG-1 to a Planned Development with hearings at Planning and Zoning and Town Council, and no construction timeline has been announced.[7]

Drainage changes for neighbors

In a June 12, 2026 letter the developer proposed rerouting storm water from the site so it drains straight to the retention pond north of FM 407 in Lantana instead of through Brawley Farms and Carruth Estates, and said an updated PD ordinance would follow.[9]

2026 town tax rate

The town proposed a 2026 rate of 0.195296 per $100, above its no-new-revenue rate of 0.175070, with a public hearing on September 21, 2026.[10]

Lower Lewisville ISD rate

Lewisville ISD adopted a 1.0778 rate for 2026-27, about 4 cents per $100 below the 2025 school rate most Double Oak homes paid.[17]

Settling in to Double Oak

Electricity

The town lists CoServ as the electric provider, so you start service directly with CoServ. Gas comes from CoServ or, in a limited area, Atmos Energy.[6]

Water and trash

Water comes from Cross Timbers Water Supply Corp.; open your account with them and check their site for the current watering schedule, which was Stage 2 even and odd days in October 2026. Republic Services handles trash and recycling, and the town has an online form for missed pickups.[6]

Homestead exemption

Once you own and live in the home, file the residence homestead exemption with the Denton Central Appraisal District. It is free, and Denton CAD takes the application online. It brings the state's $140,000 school exemption and Double Oak's 2% homestead exemption.[18]

Schools

New Lewisville ISD families enroll online through the New Family Enrollment page, and the LISD School Locator confirms the campus for your address. If your home is on the west side of town, check Denton ISD's Attendance Zones page instead.[20]

Car registration and license

Register your vehicle with the Denton County Tax Assessor-Collector within 30 days of moving to Texas, after any required emissions inspection and with proof of insurance. You can drive on a valid out-of-state license for up to 90 days; DPS offices work by appointment, so book early.[22]

From Albert

Before you buy or sell

Buying here

Double Oak lots are large, and that is where the hidden costs live. Ask for the septic system's service history, at least a year of Cross Timbers water bills, and the survey, then walk the back of the lot after a rain if you can. If a home is near FM 407 and Simmons Road, read the town's posted plans for the proposed shopping center, since it would change traffic on that corner once built.

Selling here

2026 listings in Double Oak included homes built in 1980 and 1983, so if yours is from that era, the condition of the original systems has a big say in your price. Before you list, have the aerobic septic serviced, get the roof and HVAC ages on paper, and fix any drainage that sends water toward the slab; on clay soil, a buyer's inspector will look for foundation movement first. From my construction years: updating light fixtures, paint and hardware in a 1985 house costs little and changes how the photos read, while a full remodel right before selling rarely pays back.
