Need to sell fast? Compare both numbers first

A cash offer buys you speed and certainty, and the price of that speed is easier to judge once you see the two nets side by side.

Speed has a price, and it is knowable

If you are relocating, settling an estate, carrying two mortgages or facing repairs you cannot fund, the idea of one phone call and a closing date is a real relief. Cash buyers and iBuyers exist because that relief is worth money to many sellers. The question is how much money, and whether your situation is one where it is worth paying.

Here is the market you are selling into. In Frisco, the median sale price was about $636,700 in August 2026, homes took a median 56 days to go pending in September 2026, and 78.4% of August sales closed under list price, with a median sale-to-list ratio of 97.7%, according to Zillow's Frisco market data. That is a market where listed homes sell, but buyers negotiate and time on market is measured in weeks, not days.

Most of what ranks online for this topic is written by companies that sell the cash option. My goal here is to show the math neutrally, so you can decide with your own numbers.

Worked example

A side-by-side net on a $640,000 Frisco home

How to read this

This is an illustrative example, not a quote. Every assumption below is labeled, and your real numbers will differ. The home value uses Zillow's typical Frisco value of about $640,000 (September 2026).

Listing path, sale price

Example assumption: the home sells for $625,000 after negotiation, roughly in line with Frisco's August 2026 median sale-to-list ratio of 97.7%.

Listing path, costs

Example assumptions: $31,250 for agent commissions and seller-paid buyer concessions combined (5%; commissions are negotiable and not set by law), $9,375 in title and closing costs (1.5%), $5,000 for paint, cleaning and small repairs, and three months of mortgage interest, taxes, insurance and utilities at $4,500 a month ($13,500).

Listing path, estimated net

$625,000 minus $59,125 equals about $565,875 before your mortgage payoff.

Cash path, offer and fee

Example assumptions: a cash offer of $576,000 (90% of value) and a 5% service fee ($28,800). Opendoor says it does not publish a fixed fee percentage; its own illustrative example in an April 2026 article shows $17,500 on a $350,000 home, which is 5%.

Cash path, other costs

Example assumptions: closing costs of 1% ($5,760; Opendoor's article says 1% to 3%), a $5,000 repair credit (Opendoor lists $2,000 to $8,000 for moderate repairs) and one month of carrying costs ($4,500).

Cash path, estimated net

$576,000 minus $44,060 equals about $531,940 before your mortgage payoff.

What the gap means

In this example, listing nets about $34,000 more, and each extra month on market cuts that gap by about $4,500. If the house would need major repairs to list, or would sit far longer than the median, the gap narrows. If the cash offer comes in lower than 90% of value, it widens.

When cash fits

Situations where a cash sale can make sense

The house needs work you cannot fund

Opendoor's own article puts major repairs such as a roof, HVAC system or foundation at $8,000 to $20,000 or more. If those would have to be done before listing, a cash buyer who prices them in can be simpler.

Carrying costs are high

Two mortgages, a vacant house or a tight relocation deadline make every month expensive. Run the monthly number honestly; it decides how fast the listing advantage disappears.

Certainty matters more than price

A cash sale typically has no financing or appraisal contingency, which removes two common reasons a contract falls apart.

You need privacy or minimal showings

Some sellers, for health, family or work reasons, simply cannot keep a house show-ready. That has real value, even if it does not fit on a spreadsheet.

Vetting a cash buyer

How to check a cash buyer before you sign

01  Ask for proof of funds

A bank or fund statement showing cash available, in the name of the entity signing the contract. A pre-approval letter is not cash.

02  Ask whether they will close or assign

Many investors sign a contract and then sell it to someone else. Texas Occupations Code 1101.0045 lets a person assign a contract without a real estate license only if they disclose the nature of their interest in writing to the seller and any buyer. Ask the question directly and get the answer in writing.

03  Use a Texas title company you can verify

Earnest money should go to the title company named in the contract, and you can call that office yourself to confirm receipt and the closing date.

04  Read the option period and earnest money

Under the TREC resale contract, the buyer can terminate for any reason during the option period. A long option period with a small earnest deposit means the offer is less certain than it sounds.

05  Watch for price changes after inspection

Ask how the buyer handles repairs found after you sign. A strong initial number that drops during the option period is a common pattern; the final net is what counts.

06  Get both numbers at the same time

Request a written cash offer and a listing net sheet in the same week. Comparing two real numbers is the most reliable way to know what speed is costing you.

My role

Where I fit either way

I am a REALTOR, so I am not neutral about having a job, but I can be neutral about the answer. With more than ten years in construction and remodeling before real estate, I can walk your house, estimate what an inspector will flag, and tell you whether a repair is worth doing before listing or better priced in. Sometimes the honest answer is that the cash offer is the right call, and I would rather you take it with clear eyes than list a house that is not ready.

If your sale involves an estate, a divorce or a title question, talk with an attorney about the legal side; The Angarita Law Firm (angaritalaw.com) handles family law and estate planning. For tax questions on the sale, talk with a CPA. You can reach me at 469-827-7672 or albert@texava.com to run your own numbers.

FAQ

Common questions

How fast can I sell my house in Frisco?
A cash buyer can often close in a few weeks, depending on title. Listed Frisco homes took a median 56 days to go pending in September 2026 (Zillow), and closing usually follows after that. Plan your timeline around both stages, not just the offer.
How much less is a cash offer than market value?
There is no single published rate. Opendoor says it does not publish a fixed service fee, and offers vary by house and market. The only reliable way to know is to get a written cash offer and compare its net to a listing net sheet for the same house.
Do cash buyers in Texas charge fees?
iBuyers typically charge a service fee and may deduct repair credits; Opendoor's April 2026 article also puts closing costs at 1% to 3%. Investors often build their costs into a lower price instead. Ask for an itemized net, not just the offer price.
Is it legal for a cash buyer to assign my contract to someone else?
In Texas, a person can assign a purchase contract without a license only if they disclose the nature of their interest in writing (Occupations Code 1101.0045). Ask any cash buyer whether they intend to close themselves, and get the answer in writing.
Should I fix my Frisco house before selling or sell as-is?
It depends on what the repair is and how buyers will react to it. Inspection items such as roof, HVAC, drainage and foundation movement tend to drive negotiations, while cosmetic remodels rarely pay back right before a sale. Get a pre-listing look at the house and price the repair against the likely concession.
Can I get a cash offer and still list my house?
Yes. Many sellers request a cash offer and a listing analysis at the same time and decide once both are in hand. Just read the cash offer's expiration date so you know how long you have to compare.
