Why Plano Holds
Supply. Plano is effectively built out, and cities that can't add inventory protect the inventory that exists — established Plano and Allen communities are holding steady on price even as newer corridors correct. Add the employment base within its own borders and you get a market that rents strong, sells fast and recovers first.

Budget a renovation line into the offer math — kitchens, roofs, systems. In Plano, the discount for dated finishes is routinely larger than the cost to fix them. That spread is profit.
The Rate Lever Nobody Uses Right
On a $500K loan, a builder-funded 2-1 buydown cuts your first-year payment by roughly $600 a month, and permanent buydowns run about a quarter-point of rate per point paid — costs builders in Plano will absorb right now if your agent demands them in writing. It's a discipline, not a problem: inspection depth, roof age, systems. Buy the bones and the street; finishes are the cheapest thing about a house.
East or West Plano?
West for walkable-corporate premium and marquee schools; East for value with the same city underneath it. The spread between them is the biggest arbitrage inside one zip-code cluster in the metro.
Why do Plano homes hold value?
Because Plano can't build more of them. Fixed supply plus in-city employment is the entire formula — and it's structural, not cyclical.
