The pros

What people tend to love

Things to do, close to home

In 2026 alone, Universal Kids Resort opened on July 1, and the 85,000 square foot Fourth Street Plaza opened downtown on October 13, completing an $83 million Rail District project. Omni PGA Frisco is set to host the 2027 PGA Championship.

Jobs and growth nearby

Frisco grew by about 36,000 residents from 2020 to 2025. In October 2026, Fields developers announced plans for about 11 million square feet of office space. Legacy West in Plano is about 15 to 20 minutes away off-peak via the Tollway.

Schools with choices

Most of the city is in Frisco ISD, and the City of Frisco confirms parts of Frisco are in Prosper, Lewisville and Little Elm ISDs. Boundaries follow addresses, so compare the zoned campuses for each home. See our Frisco ISD homes guide.

A wide range of housing

Neighborhood guides on this site show listings from about $375,000 in Frisco Heights to $1.4 million and up in Newman Village and $3.5 million and up in The Preserve at Fields (Oct 2026). There are lake-area communities, a Del Webb 55+ community, gated custom neighborhoods and new master plans.

A diverse, educated community

According to the Census Bureau, 67.5% of adults 25 and older hold a bachelor's degree or higher, and 27.3% of residents were born outside the U.S. Many families hear several languages at the park or the grocery store.

The cons

What people should budget for

Property taxes

Texas has no state income tax, and property tax carries much of the load. For tax year 2025, combined rates inside Frisco run about 1.63% to 1.87% of value before exemptions. On a $640,000 home that is roughly $10,400 to $12,000 a year before the $140,000 school homestead exemption and the city's 20% exemption. Our property tax guide explains exemptions and protests.

Tolls

The Dallas North Tollway and Sam Rayburn Tollway are the fastest routes for many commutes. NTTA's TollTag rate rose to 22 cents a mile on July 1, 2025, and drivers without a tag pay about twice that. A 20-mile tolled trip each way, five days a week, is roughly $190 a month with a TollTag.

Homeowners insurance and hail

The Texas Department of Insurance reports the average Texas homeowners premium rose from $1,791 in 2016 to $3,489 in 2025 (preliminary), and hail was the largest category of paid losses in 2025. Roof age and material affect quotes, so get one before your option period ends.

Summer heat

The National Weather Service records 71 days at or above 100 degrees at Dallas/Fort Worth in 2011, the most in a calendar year. Expect higher summer electric bills and plan on shade, irrigation and a well-maintained AC system.

Traffic and construction

Growth means road work. TxDOT is rebuilding 5.9 miles of US 380 from Teel Parkway to west of Lakewood Drive as a six-lane divided highway with frontage roads, and with direct connector ramps to the Dallas North Tollway. The Census Bureau's mean commute for Frisco residents is 28.6 minutes.

HOA dues and newer-home density

Most Frisco neighborhoods have an HOA. Dues on recent listings ranged from about $195 twice a year in Plantation Resort to about $1,800 to $1,970 twice a year in Newman Village. Newer master plans often have smaller lots than older sections of town and may carry a MUD or PID.

Weighing it

How to decide if Frisco fits you

The pattern I see most often is this: people choose Frisco for the amenities, jobs and schools, and the surprises come from monthly costs, not the purchase price. Taxes, insurance, HOA dues and tolls can add up to more than many buyers moving from other states expect. Build your budget around the full monthly number for a specific address, not the citywide average.

The other lesson is that Frisco is not one place. A Denton County home in Frisco ISD and a Collin County home in Prosper ISD can differ by about 0.24 per $100 in tax rate. A house near the Tollway and one near Lewisville Lake lead very different daily lives. Our <a href="/frisco-zip-codes">Frisco ZIP code guide</a> and the <a href="/frisco-address-lookup-city-county-isd">address lookup guide</a> help you compare.

On safety, I share citywide data only. The Frisco Police Department publishes its Uniform Crime Reporting statistics and a crime mapping dashboard on the city's website, so you can review the official numbers yourself.

FAQ

Common questions

Is Frisco, TX a good place to live?
It depends on what you value. Frisco offers growing job centers, new attractions such as Universal Kids Resort (opened July 1, 2026), and a $150,212 median household income per the Census Bureau, alongside property taxes of about 1.63% to 1.87%, tolls and rising insurance costs. Compare the full monthly cost of a specific home before you decide.
What are the downsides of living in Frisco?
The most common ones are property taxes, tolls (22 cents a mile with a TollTag since July 2025), homeowners insurance that averaged $3,489 statewide in 2025, summer heat, hail risk and growth-related traffic and construction. None of these is a dealbreaker on its own, but together they shape your budget. Price them for the exact address.
How much do you need to earn to live in Frisco?
There is no single number. As a reference, on a $640,000 home with 20% down, principal and interest at the October 22, 2026 average rate of 7.32% is about $3,517 a month, before taxes, insurance and HOA. The Census Bureau's median rent in Frisco is $2,014. Have a lender run your exact numbers.
Is Frisco growing?
Yes. The Census Bureau estimated 236,955 residents in July 2025, up from 200,509 in April 2020. In October 2026, Fields developers announced plans for about 11 million square feet of office space. Check what is planned near any home you consider, since construction affects traffic now.
How long is the commute from Frisco?
The Census Bureau's mean travel time to work for Frisco residents is 28.6 minutes. Off-peak, Legacy West is about 15 to 20 minutes and downtown Dallas about 30 to 35 minutes via the Dallas North Tollway. Test your route at rush hour before you buy.
Is Frisco safe?
The Frisco Police Department publishes citywide Uniform Crime Reporting statistics and a crime mapping dashboard on the city website. Review those official sources directly. We do not rank neighborhoods by safety.
