Two neighbors, two different stages
Frisco and Prosper share a border, a tollway and plenty of the same shoppers, so it is natural to compare them. The honest picture is that they sit at different stages. Frisco is a large city with a mix of established neighborhoods from the 1990s and 2000s, newer master plans and a large job and entertainment base. Prosper is a smaller town where much of the housing sits in newer master-planned communities such as Star Trail, priced from the $730s by its builder in October 2026.
That difference shows up in the numbers. Zillow's typical home value in September 2026 was about $640,000 in Frisco and about $760,000 in Prosper, and both were lower than a year earlier (down 3.9% and 5.1%). Prosper's 2025 combined property tax rate also runs higher. Neither fact makes one town better. They tell you what you are paying for: more established inventory and more price points in Frisco, and a newer, larger-home housing stock in Prosper.
The lesson I share with every buyer comparing the two: compare the exact address, not the city name. School district, county and any special district can change the monthly cost more than the town line does.
Frisco and Prosper at a glance
Frisco: about $637,000 (Aug 2026, Zillow). Prosper: about $799,000 (Aug 2026, Zillow). Medians move month to month, so read them as a level, not a quote for a specific house.
Frisco: $640,131, down 3.9% year over year. Prosper: $760,369, down 5.1% year over year (Zillow, Sept 2026).
Zillow reported a median of 56 days to pending in Frisco and 89 days in Prosper (Sept 2026). In August 2026, 78.4% of Frisco sales closed under list, and Prosper's median sale-to-list ratio was 97.3%.
Collin County side, before exemptions: Frisco with Frisco ISD about 1.68% (city 0.4255, Frisco ISD 1.0194, county 0.1493, Collin College 0.0812 per $100). Prosper with Prosper ISD about 1.95% (town 0.505, Prosper ISD 1.2141, same county and college rates). Denton County addresses and other school districts change the total.
Frisco: 20% for FY 2026, the maximum Texas allows. Prosper: 17.5% (Collin Central Appraisal District, 2025). The school homestead exemption is $140,000 in both, set by the state.
Frisco: mostly Frisco ISD, with parts in Prosper, Lewisville and Little Elm ISD. Frisco ISD earned its fifth straight A from the TEA in the 2026 ratings. Prosper: mostly Prosper ISD, which earned an A for 2025-26. Boundaries follow addresses, not town lines.
Prosper's higher typical value mostly reflects newer, larger homes. Price per square foot on comparable homes is the fairer test, so compare like with like.
Commutes, new homes and what is being built
Frisco: about 15 to 20 minutes. Prosper: about 20 to 25 minutes. Both via the Dallas North Tollway, approximate off-peak.
Frisco: about 30 to 35 minutes. Prosper: about 40 to 45 minutes. Both via the Dallas North Tollway, approximate off-peak. Peak hour can add a lot.
Frisco: about 25 to 30 minutes via SH 121. Prosper: about 35 to 40 minutes via the tollway and SH 121, approximate off-peak.
Frisco: still active, but at higher entry points. First Texas Homes listed quick move-in homes at Villages of Creekwood from $564,950 (Oct 2026, a community the builder lists in both Little Elm ISD and Frisco ISD), and The Grove Frisco advertised new homes from the mid $700s. Prosper: Highland Homes listed Star Trail base pricing from the $730s to $1.1M plus (Oct 2026).
HOAs are standard in both towns' master plans. Sample dues: The Grove Frisco lists $663 a quarter for single-family homes ($213 landscaping plus $450 master), and First Texas Homes lists $1,485 a year at Villages of Creekwood. Neither town's city portion includes a MUD, but special districts can attach to individual sections of newer communities, so check each address on the appraisal district record.
Fields developers announced plans in October 2026 for about 11 million square feet of build-to-suit office space along the tollway, Panther Creek Parkway, US 380 and PGA Parkway, with no tenants or timeline announced yet. NTTA finished a fourth lane each way on the tollway between SH 121 and US 380 in August 2025.
NTTA expects to open the Dallas North Tollway Phase 4A extension, US 380 north to FM 428, in late 2027, with all bridge decks from US 380 to Light Farms Way complete. New-home sections keep opening in communities like Star Trail.

How buyers tend to sort themselves
Frisco tends to fit buyers who want a wide range of price points in one city, from 1990s and 2000s resale neighborhoods to new master plans, and who value a shorter drive to Legacy, The Star, Stonebriar and DFW Airport. It also suits people who like having many neighborhoods to choose from at the same budget.
Prosper tends to fit buyers who want newer construction, larger homes and lots, and a smaller-town government, and who are comfortable with a somewhat longer drive south and a higher tax rate in exchange. Many Prosper buyers are also watching the tollway extension north of US 380, which NTTA expects in late 2027.
Whichever way you lean, the math above shows why you compare addresses. At the same $650,000 price, the estimated tax difference is about $124 a month on the Collin County side, and a Frisco address in Prosper ISD or on the Denton County side changes that again. If you want both towns in one afternoon, I can line up comparable homes in each so you can feel the drive and see the price per square foot for yourself.
