Why Lantana

Denton County

Lantana is a master-planned community in unincorporated Denton County, off FM 407 east of I-35W, with Argyle-style 76226 mailing addresses. The Census counts it as a census-designated place, not a town, so there is no mayor, city council or city tax. Republic Property Group broke ground here in March 2000 on the former Rayzor Ranch, and the first families moved in on July 31, 2001. Zillow put the typical Lantana home value at about $608,000 in September 2026, up 1.3% from a year earlier.

What buyers need to understand is who actually runs the place. Water, sewer, and the playgrounds, pickleball courts and landscaping paid for by district taxes sit with Denton County Fresh Water Supply District No. 6 or No. 7, depending on your street. Fire and EMS come from Denton County ESD 1, and the Denton County Sheriff handles law enforcement. That setup is why the 2025 combined tax rate runs about 2.14% to 2.20%, higher than in many nearby towns. Pull the appraisal record for the exact house and you will see every district listed, with its rate.

Schools, taxes, commute

Schools

Lantana is in Denton ISD. Three elementary schools sit inside the community: E.P. Rayzor (377 Rayzor Road, opened 2002), Blanton (9501 Stacee Lane, opened 2008) and Adkins (1701 Monahan Drive, opened 2014), and students then feed to Harpool Middle and Guyer High. Denton ISD lists both Harpool and Guyer as at or near capacity for 2026-27, so transfers into them are limited. Check the district's School Locator for the exact address, since boundaries do change.

Denton ISD
Property taxes

For tax year 2025 a Lantana home paid Denton County 0.185938, Denton ISD 1.2069, its water district (FWSD 6 at 0.59162 or FWSD 7 at 0.64988) and the two emergency services districts (0.06 and 0.10) per $100. That adds up to about 2.14% in FWSD 6 and 2.20% in FWSD 7, or roughly $12,900 to $13,200 a year on a $600,000 home ($1,070 to $1,100 a month) before exemptions. Denton ISD cut its rate to $1.1528 for 2026-27, which helps, and a homestead removes $140,000 of value from the school tax.

What is coming

Being built now

Lower Denton ISD rate

Denton ISD trustees adopted a $1.1528 total rate for 2026-27, about 5 cents below the year before, as reported in September 2026. That is the largest single line on a Lantana tax bill.[6]

Water district budgets

FWSD 6's August 2026 taxpayer impact statement put the average homestead's operations tax bill at $1,345.49 for the year ending September 2027, up from $1,279.85. The district's operations rate is $0.2141 per $100; debt service is billed on top of that.[15]

District office building and fiber

FWSD 7's June 16, 2026 agenda included awarding a construction contract for a district office building and updates on Spectrum and Frontier fiber installation in the district.[16]

FM 407 at I-35W

Denton County approved a $3.03 million contract in January 2026 for right-turn lanes, drainage and overpass work at FM 407 and I-35W, with about 100 days of construction starting in February.[17]

Lantana turns 25

The first residents moved in during July 2001, and FWSD 7's June 2026 agenda included planning for Lantana's 25th anniversary year.[16]

Settling in to Lantana

Water and sewer

Water and sewer service comes from Denton County Fresh Water Supply District No. 6 or No. 7, depending on your section. Both boards meet at 2650 FM 407 E, Suite 125, in Bartonville, and post agendas through Denton County's public notices. Ask the seller or your title company which district serves the home so you can set up service before move-in.[16]

Homestead exemption

Lantana homes are appraised by the Denton Central Appraisal District. Filing Form 50-114 with the district is free, and the state deadline is before May 1 of the tax year. Approval removes $140,000 of value from your Denton ISD tax.[19]

Schools

Enroll through Denton ISD's New Student Enrollment page and confirm your campus with the district's School Locator. Lantana's elementary schools are E.P. Rayzor, Blanton and Adkins.[21]

Car registration and license

Register your vehicle with the Denton County Tax Assessor-Collector within 30 days of moving to Texas, after an inspection and with proof of insurance. You can drive on a valid out-of-state license for up to 90 days, and DPS offices work by appointment, so book early.[22]

From Albert

Before you buy or sell

Buying here

Before you write an offer, look up the home on the Denton Central Appraisal District site and check which water district it is in. FWSD 7 ran about 0.058 higher than FWSD 6 in 2025, which is about $350 a year on a $600,000 home. Also ask the seller for the HOA resale certificate so you see the dues, any transfer fees and the rules before your option period ends.

Selling here

Most Lantana homes date from 2001 to the mid-2010s, so a buyer's inspector will look hard at roof age, HVAC units and water heaters near the end of their life, and foundation movement on Denton County clay. From my construction years, replacing a 15-year-old roof or HVAC before you list usually costs less than the credit a buyer will ask for after the inspection. In 76226, 30% of listings took a price cut in September 2026 and the median listing sat 65 days, so price to recent closed Lantana sales from day one.

FAQ

Questions people ask about Lantana

Is Lantana, TX a city?
No. Lantana is a census-designated place in unincorporated Denton County, so it has no city government or city tax. Water and sewer come from Denton County Fresh Water Supply Districts 6 and 7, fire and EMS from Denton County ESD 1, and law enforcement from the Denton County Sheriff. When you have a question about services, start with the water district, not a city hall.
What are property taxes in Lantana?
For tax year 2025 the combined rate was about 2.14% in FWSD 6 and 2.20% in FWSD 7, counting Denton County, Denton ISD, the water district and both emergency services districts. On a $600,000 home that is roughly $12,900 to $13,200 a year before exemptions. Denton ISD lowered its rate to $1.1528 for 2026-27, so budget with the newest rates once they post.
Which school district is Lantana in?
Lantana is in Denton ISD. E.P. Rayzor, Blanton and Adkins elementary schools are inside the community, and students go on to Harpool Middle and Guyer High. Both Harpool and Guyer were listed at or near capacity for 2026-27, so confirm the zoned campus with the district's School Locator.
How much do homes cost in Lantana?
Zillow's typical home value for Lantana was about $608,000 in September 2026. Across ZIP 76226, which Lantana shares with Argyle, the median list price was about $643,000, or about $213 per square foot. Compare the specific section and lot, since golf course and larger homes sit well above the typical value.
How long does it take to sell a home in Lantana?
Realtor.com showed a median 65 days on market for listings in ZIP 76226 in September 2026, and 30% of those listings had a price cut. That ZIP also covers Argyle, Harvest and Canyon Falls. Plan on about two months and price to recent Lantana closings from the start.
Who provides utilities in Lantana?
Water and sewer service comes from the fresh water supply district for your section, FWSD 6 or FWSD 7. A title company area profile lists CoServ for electricity and gas and Republic Services for trash and recycling. Confirm each provider for the exact address with the seller before closing.
