Why Bartonville

Denton County

Bartonville is a Denton County town of 1,937 people (July 2025 Census estimate) just south of Denton, with Town Hall on East Jeter Road. The area was settled in 1878 and named for T. Bent Barton, and the current town was incorporated in 1973. Much of the town is acreage. Water comes from two water supply corporations rather than a city utility, CoServ supplies the power, and the master plan of Lantana next door is unincorporated, so it is not part of the town.

The thing I tell every Bartonville buyer is to read the paperwork on the land as closely as the house. In Eagle Ridge, a 2026 lot listing required a home of at least 4,800 square feet, a $1,500 yearly association fee and an aerobic septic system. The school district also changes inside town: Denton ISD covers the east and south, and Argyle ISD covers the northwest. Two homes a mile apart can land in different districts with different tax bills, so I pull the appraisal record before we write an offer.

Schools

Denton ISD serves the east and south of Bartonville, and most of that area is zoned to Adkins Elementary, Harpool Middle and Guyer High. Argyle ISD serves the northwest part of town and is reworking its grades: some 5th and 6th graders move to the new Michael Ball Intermediate School in 2027, and a new Argyle Middle School is planned for 2028-29. Confirm the district for the exact parcel before you count on a campus.

Town budget for 2026-27

The approved FY 2026-27 budget raises total town property tax revenue by $151,023 (12.57%) over last year, and $101,824 of that comes from new property added to the tax roll.[6]

Argyle ISD grade changes

For homes in the Argyle ISD part of town: Michael Ball Intermediate School opens for some 5th and 6th graders in 2027, elementary schools shift to pre-K through 4th grade in 2027-28, and a new middle school is set for 2028-29.[16]

FM 407 widening toward I-35W

TxDOT plans to widen FM 407 from two lanes to six between Bill Cook Road and FM 1830, at an estimated $171 million. A public hearing was scheduled for April 9, 2026, and the timeline is still to be determined.[17]

I-35W frontage roads

A $260.7 million TxDOT project will expand the I-35W frontage roads from 0.7 miles south of FM 407 to FM 2449. As of March 2026 TxDOT was buying right of way and moving utilities, with bidding planned for December 2027.[17]

Your first month

Settling in to Bartonville

Electricity

The town lists CoServ Electric (940-321-7800) as the power provider, and you start service directly with CoServ. Gas comes from CoServ or Atmos Energy depending on location. If an address is outside CoServ's lines, the state's Power to Choose site shows the delivery utility and retail plans by ZIP.[7]

Water and trash

Water is supplied by Argyle Water Supply Corp. (940-464-7713) or Cross Timbers Water Supply Corp. (940-584-0780), so confirm which one serves your address and open the account with them. Frontier Waste Solutions took over town trash and recycling in January 2025, with weekly pickup on Thursdays.[7]

Homestead exemption

Once you own and live in the home, file the residence homestead exemption with the Denton Central Appraisal District. It is free, and Denton CAD takes the application online. Approval brings the state's $140,000 school exemption.[19]

Schools

For Denton ISD, enroll through the New Student Enrollment page and confirm your campus on its Attendance Zones page. If your home is in the northwest part of town, use Argyle ISD's Find your School Zone tool and its registration page instead.[21]

Car registration and license

Register your vehicle with the Denton County Tax Assessor-Collector within 30 days of moving to Texas, after any required emissions inspection and with proof of insurance. You can drive on a valid out-of-state license for up to 90 days; DPS offices work by appointment, so book early.[23]

From Albert

Before you buy or sell

Buying here

Pull the Denton CAD record first. It shows the school district and whether the ESD 1 and ESD 2 taxes are billed on that parcel. Then ask which water supply corporation serves the home, Argyle WSC or Cross Timbers WSC, and get a survey that shows easements, since the town keeps a separate Gas Wells information page for residents. If you plan to build, get the deed restrictions in writing before you make an offer on land, because minimum home sizes like Eagle Ridge's 4,800 square feet set your construction budget.

Selling here

At this price point buyers hire inspectors who open the septic lids and walk the drain field, so have the system serviced and keep the records in a folder before you list. With 66 homes for sale in October 2026 at an average list price of $2.39 million, price from closed sales of similar acreage, not from the highest asking price on your road. From my construction years: barns, arenas, fencing and long gravel drives help your number only when they are in good repair. Buyers will discount anything that looks like a project.

FAQ

Questions people ask about Bartonville

Is Bartonville, TX a good place to live?
It suits buyers who want acreage, a small town government and quick access to Denton, Flower Mound and AllianceTexas. Zillow's typical home value was about $1.41 million in September 2026, and many homes sit on acreage with septic systems and water from a supply corporation. Drive US 377 and FM 407 at rush hour and visit the specific parcel before you decide.
What school district is Bartonville in?
Two districts serve the town. Denton ISD covers the east and south, mostly zoned to Adkins Elementary, Harpool Middle and Guyer High, and Argyle ISD covers the northwest. Check the address with each district's zone tool, because the line runs through town.
What are property taxes in Bartonville?
For tax year 2025 the town, county and school rates added up to about 1.53% in Argyle ISD and 1.57% in Denton ISD. Bartonville is also in the Denton County ESD 1 and ESD 2 service area (2025 rates $0.06 and $0.10), which can bring the total to about 1.73%. On a $1.4 million home at 1.53%, plan on roughly $21,400 a year before exemptions.
Who provides water and electricity in Bartonville?
The town lists CoServ for electricity and CoServ or Atmos Energy for gas. Water comes from Argyle Water Supply Corp. or Cross Timbers Water Supply Corp., depending on the address. Ask the seller for recent bills so you know which companies to call before closing.
Does Bartonville have city sewer?
The town's utilities page lists water, power, gas and phone providers but no sewer service, and lot listings in neighborhoods such as Eagle Ridge specify aerobic septic. Have the system inspected during your option period and ask for its service history. Repairs to a drain field can cost real money, so treat this inspection as seriously as the roof.
How much does a home cost in Bartonville?
HAR showed 66 homes for sale in October 2026 at an average list price of about $2.39 million, or $452 per square foot. Zillow's typical value, which includes homes not for sale, was about $1.41 million in September 2026. Expect a wide range based on acreage, home size and outbuildings.
