Why Murphy

Collin County

Murphy is a city of about 20,985 people (July 2025 Census estimate) in Collin County, midway between Plano and Wylie on FM 544, and its growth took off after the President George Bush Turnpike opened in 1999. Almost 94% of homes are owner occupied, the median owner-occupied value is $555,500 and the median household income is $175,699 (Census ACS 2020-2024). Zillow's typical home value was about $580,000 in September 2026, down 3.6% from a year earlier.

The lesson in Murphy right now is pricing discipline. In ZIP 75094 in September 2026, Realtor.com data showed 66 active listings, a median of 56 days on market and about half of active listings with at least one price cut. Sellers who list at last year's number tend to chase the market down, while buyers have room to negotiate on homes that have sat, especially in the $750K to $900K neighborhoods.

Settling in to Murphy

Water and utility billing

The City of Murphy handles utility accounts through its Utility Services department, linked from the city website, and accepts online payments. Contact the city to open an account before closing.[11]

Homestead exemption

Homestead exemptions in Collin County are filed with the Collin Central Appraisal District, not the county or city, using Form 50-114 or the district's online application. File once you own and live in the home; the general deadline is April 30 of the tax year, and late applications are allowed up to two years after the deadline.[12]

Schools

Murphy is split between Plano ISD and Wylie ISD. Plano ISD enrolls new students through its online enrollment page, and Wylie ISD's Find My Campus tool confirms the zoned school; check the district for the exact address first.[14]

Car registration and license

Register your vehicle with the Collin County Tax Assessor-Collector, which has offices in Frisco (6101 Frisco Square Blvd), McKinney (2300 Bloomdale Rd.) and Plano (900 E. Park Blvd.) and takes appointments online. New residents have 30 days after moving to register a vehicle in Texas and should get a Texas driver license from the Texas Department of Public Safety (DPS) within 90 days; DPS asks that your vehicles be registered first. Book a DPS driver license appointment once registration is done.[16]

Before you buy or sell

Buying here

Check Plano ISD versus Wylie ISD first, since the district changes both the campus and roughly $1,100 a year in taxes on an $800,000 home. Then look at days on market for each home you like: listings that have sat past the 56 day median in 75094 are where you have the most room to negotiate price or repairs.

Selling here

With about half of 75094 listings taking a price cut in September 2026, the first two weeks decide your result. Price to the last few months of sales in your subdivision, and fix the items buyers in the $700K to $900K range notice on 2000s homes: original HVAC, aging roofs, dated lighting and worn flooring. In my construction years I learned that buyers discount a repair list far more than it actually costs to fix, so handle it before you list.
