Why Lucas

Collin County

Lucas is a city of about 8,896 people (July 2025 Census estimate) in south central Collin County, bordered by Allen, Fairview, Parker, Wylie and Lavon Lake. It is a homeowner town: 92.3% of homes are owner occupied, the median owner-occupied home value is $941,900 and the median household income is $221,364 (Census ACS 2020-2024). Zillow put the typical Lucas home value at about $1,052,000 in September 2026, down 0.4% from a year earlier, so prices have held roughly flat at the top of the market.

The lesson in Lucas is that the land does as much work as the house. Many properties here run on on-site sewage (septic) systems, and Collin County, which enforces those rules inside Lucas under an interlocal agreement, requires at least one usable acre per system, or 1.5 acres with a water well. Before you fall in love with a pool site, a guest house or a lot split, have the system, its permit history and the usable acreage checked, because they decide what you can build.

Schools

The City of Lucas lists six public school districts serving residents: Allen, Lovejoy, McKinney, Plano, Princeton and Wylie ISDs, and says the district depends on the exact address. Lovejoy ISD is headquartered on Country Club Road, and its voters approved 98.36% of the district's 2025 bond on May 3, 2025. Look up the address with the district before you write an offer, because two homes on the same road can be zoned differently.

Property taxes

For tax year 2025 a Lucas home paid about 1.61% combined in Allen ISD (city 0.255463, Allen ISD 1.1258, Collin County plus Collin College 0.230563 per $100) and about 1.74% in Lovejoy ISD, which levies 1.2552. On a $1.5 million home that is roughly $24,200 a year ($2,015 a month) in Allen ISD or $26,100 a year ($2,176 a month) in Lovejoy ISD before exemptions. The state's $140,000 school homestead exemption trims about $1,750 a year off the Lovejoy ISD portion, and Lucas offers an 8% city homestead exemption; the city adopted a slightly lower 0.249880 rate for FY 2026-27.

Settling in to Lucas

Water and trash

The City of Lucas bills water and trash service; contact Utility Billing at 665 Country Club Road (972-912-1205) to set up an account, and pay online through the city's utility payment page. The city's trash day lookup links to Community Waste Disposal (CWD).[15]

Homestead exemption

Homestead exemptions in Collin County are filed with the Collin Central Appraisal District, not the county or city, using Form 50-114 or the district's online application. File once you own and live in the home; the general deadline is April 30 of the tax year, and late applications are allowed up to two years after the deadline.[16]

Schools

Six districts serve Lucas, so start with the city's school district page, which links each district's zoning tool (Allen ISD Find My School Zone, Lovejoy ISD attendance zones, Plano ISD SchoolFinder, McKinney ISD School Zone Finder and others). Lovejoy ISD handles new students through its enrollment and registration page.[4]

Car registration and license

Register your vehicle with the Collin County Tax Assessor-Collector, which has offices in Frisco (6101 Frisco Square Blvd), McKinney (2300 Bloomdale Rd.) and Plano (900 E. Park Blvd.) and takes appointments online. New residents have 30 days after moving to register a vehicle in Texas and should get a Texas driver license from the Texas Department of Public Safety (DPS) within 90 days; DPS asks that your vehicles be registered first. Book a DPS driver license appointment once registration is done.[19]

From Albert

Before you buy or sell

Buying here

Confirm the school district, the usable acreage and whether the home is on septic or sewer before you tour seriously. Lots carved after 2008 need one usable acre for a septic system, and easements and ponds do not count, so a 1.2 acre lot with a big pond may not support the pool or casita you are picturing.

Selling here

Buyers at this price will ask for the septic permit, service records and, on an aerobic system, a maintenance contract they can take over, since Collin County requires a change of ownership form and a contract in the new owner's name. Pull those papers, have the system serviced and fix drainage or grading issues around it before you list. From my years in construction, a clean septic and foundation file protects your price more than new paint ever will.

FAQ

Questions people ask about Lucas

Is Lucas, TX a good place to live?
Lucas offers acreage near Lavon Lake in Collin County, with 92.3% owner occupancy and a median household income of $221,364 (Census ACS 2020-2024). Retail has been limited, though a Tom Thumb anchored center at Parker Road and FM 1378 was under construction in 2026. If you want space and privacy within reach of Allen and Plano, tour it at rush hour first to test the drive.
What are property taxes in Lucas?
For tax year 2025, a Lucas home paid about 1.61% combined in Allen ISD and about 1.74% in Lovejoy ISD before exemptions. On a $1.5 million home that is about $2,015 to $2,176 a month. Ask for the exact taxing units on the parcel, since six school districts serve the city.
Which school district is Lucas in?
The city lists six public districts: Allen, Lovejoy, McKinney, Plano, Princeton and Wylie ISDs, and the assignment depends on the address. Lovejoy ISD is headquartered in Lucas. Verify the district for the exact property with the district's own lookup before you make an offer.
Do homes in Lucas have septic systems?
Many do, and Collin County enforces on-site sewage rules inside Lucas under an interlocal agreement with the city. County rules require at least one usable acre per system, or 1.5 acres with a water well. Have a licensed inspector evaluate the system and get the permit history during your option period.
How long does it take to sell a luxury home in Lucas?
Collin County listings had a median of 65 days on market in September 2026, and about 28% of active listings had taken a price cut (Realtor.com data). Homes above $1 million draw a smaller buyer pool, so plan for two to three months and price to recent closed sales in your own subdivision rather than to the highest list price nearby.
