Why Fairview

Collin County

The Town of Fairview has about 10,913 residents (July 2025 Census estimate) in Collin County, with Lovejoy ISD and McKinney ISD serving its schools. Its housing runs from custom estates on wooded acreage to Heritage Ranch, an active adult community built around a golf course, plus the shops and offices of Fairview Town Center near US 75. Zillow's typical home value was about $651,000 in September 2026, down 4.3% from a year earlier, which is a wider dip than in neighboring Lucas or Parker.

The lesson in Fairview is that a town-wide average hides two very different markets. Recorded closed sales from late 2023 to October 2026 show a median of about $510,000 in Heritage Ranch but about $1.57 million in Oakwood Estates and $1.77 million in Hawks Wood. If you are buying or selling an estate home, ignore the city headline and work from sales in your own subdivision, with your lot size and sewer or septic setup.

The town says Lovejoy ISD serves a large portion of Fairview, including Puster Elementary on Stoddard Road and Sloan Creek Middle School on FM 1378, while McKinney ISD serves the western side and a small area in far northeast Fairview. Lovejoy ISD voters approved 98.36% of the district's 2025 bond in May 2025. Because the district changes your tax rate by about 15 cents per $100, check it for the exact address.

Settling in to Fairview

Water and trash

The Town of Fairview bills water, sewer and trash together; start service with the residential Water and Sewer Application on the utility billing page (972-886-4242, UtilityBilling@FairviewTexas.org). Republic Services collects trash and recycling once a week using 95-gallon carts.[12]

Homestead exemption

Homestead exemptions in Collin County are filed with the Collin Central Appraisal District, not the county or city, using Form 50-114 or the district's online application. File once you own and live in the home; the general deadline is April 30 of the tax year, and late applications are allowed up to two years after the deadline.[14]

Schools

Lovejoy ISD serves a large part of Fairview and enrolls new students through its enrollment and registration page, while McKinney ISD serves the western side and handles enrollment through its own page. Check the town's school district page and the district's zoning tool for the exact address.[5]

Car registration and license

Register your vehicle with the Collin County Tax Assessor-Collector, which has offices in Frisco (6101 Frisco Square Blvd), McKinney (2300 Bloomdale Rd.) and Plano (900 E. Park Blvd.) and takes appointments online. New residents have 30 days after moving to register a vehicle in Texas and should get a Texas driver license from the Texas Department of Public Safety (DPS) within 90 days; DPS asks that your vehicles be registered first. Book a DPS driver license appointment once registration is done.[18]

From Albert

Before you buy or sell

Buying here

Ask whether the home is on public sewer or septic, because Fairview grew with limited sewer service and many estates sit on an acre or more partly for that reason. Then confirm Lovejoy or McKinney ISD for the address, since that choice alone moves the annual tax bill by about $2,260 on a $1.5 million home.

Selling here

Fairview's typical value fell 4.3% in the year to September 2026, so pricing off a neighbor's 2024 sale is the fastest way to sit on the market. Use the last six to twelve months of sales in your subdivision, and if you are on septic, have the system serviced and documented before listing. On older acreage homes, buyers often weigh a tear-down against a renovation, so a contractor's estimate for roof, windows and HVAC in your listing packet helps them see the value instead of the work.

FAQ

Questions people ask about Fairview

Is Fairview, TX a good place to live?
Fairview offers acre-lot estates, an active adult golf community and Fairview Town Center retail, with US 75 and SH 121 close by. The town's population was about 10,913 in July 2025 (Census). If you want room and privacy with shopping five minutes away, it is worth a tour, but test your rush-hour drive on US 75.
What are property taxes in Fairview?
For tax year 2025, a Fairview home paid about 1.65% combined in McKinney ISD and about 1.80% in Lovejoy ISD before exemptions. On a $1.5 million home that is roughly $2,064 to $2,253 a month. The town has no general homestead exemption, so budget from the actual bill.
Which school district is Fairview in?
Lovejoy ISD serves a large portion of Fairview, and McKinney ISD serves the western side and a small area in the far northeast, according to the town. Verify the district for the exact address before you make an offer.
Are Fairview homes on septic?
Many estate homes are, because public sewer has been limited outside areas like Heritage Ranch and the commercial district. Collin County rules require at least one usable acre per septic system, or 1.5 acres with a water well. Order a septic inspection and get the permit history during your option period.
How long does it take to sell a home in Fairview?
Collin County listings had a median of 65 days on market in September 2026, with about 28% of active listings showing a price cut (Realtor.com data). With Fairview's typical value down 4.3% over the past year, plan for two to three months and price to current subdivision sales.
