Why Wylie

Collin County (parts in Dallas and Rockwall counties)

Wylie is mostly in southeast Collin County, with smaller pieces in Dallas and Rockwall counties, between Lavon Lake and Lake Ray Hubbard on SH 78. The Census Bureau estimated 63,842 residents in July 2025, up from 57,526 in 2020; 77.4% of homes are owner occupied and the median household income is $119,522 (ACS 2020-2024). Zillow's typical home value was about $416,000 in September 2026, down 5.3% from a year earlier, while the median sale price in August was $427,583.

The lesson in Wylie is to check the address, not just the city name. Wylie ISD serves most of the Collin County side, but parts of the city are zoned to Garland, Rockwall, Plano, Princeton or Community ISD, and each county piece carries a different tax total. Two homes on the same side of town can land in different districts with different tax bills, so pull the appraisal district record for every house you like before you fall in love with it.

Wylie ISD serves most of the city's Collin County area; small Collin County portions fall in Community, Plano and Princeton ISDs, the Dallas County portion is in Garland ISD and the Rockwall County portion is in Rockwall ISD. Wylie ISD's two newest campuses, O.W. Hampton Intermediate and Richard Parker Junior High near Brown Street and Kreymer Road, were slated to open in fall 2026 in the Wylie East High School feeder pattern to relieve crowding in the east. The district notes that some city addresses are not zoned Wylie ISD and that grade levels can fill at a campus, so confirm both before you buy.

Property taxes

For tax year 2025 a Wylie home in Collin County and Wylie ISD paid about 1.95% combined (city 0.543438, Wylie ISD 1.1752, Collin County 0.149343, Collin College 0.08122 per $100). On a $425,000 home that is about $8,280 a year, or roughly $690 a month, before exemptions; the Rockwall County piece runs about 1.97% and the Dallas County piece about 2.25%. The city does not offer a general homestead percentage, but the state's $140,000 school homestead exemption applies to owner-occupants and the city gives $30,000 for over-65 and disabled owners.

Settling in to Wylie

Electricity

Power to Choose lists Oncor as the delivery utility in ZIP 75098, so most homes choose their own retail electric provider. The Wylie EDC notes Farmers Electric Cooperative also serves parts of the area, so confirm the provider for your address.[9]

Water and trash

The City of Wylie bills water and trash through its Customer Service office at 300 Country Club Road, Building 100, 972-516-6100 or Utility@WylieTexas.gov. Community Waste Disposal collects trash weekly, with recycling in blue 95-gallon carts on the same day.[10]

Homestead exemption

Most Wylie homes file with the Collin Central Appraisal District through its online taxpayer portal; there is never a fee, and the general window is January 1 to April 30. Homes in the Dallas or Rockwall County pieces file with those counties' appraisal districts.[11]

Schools

Create a New Student Online Enrollment account on Wylie ISD's Skyward page, and confirm your address is in Wylie ISD through the appraisal district, since some Wylie addresses are zoned elsewhere.[12]

Car registration and license

Register within 30 days after a passing emissions inspection. Collin County tax offices are at 900 E. Park Blvd. in Plano and 2300 Bloomdale Road in McKinney. A valid out-of-state license is good for 90 days after you move, so book your DPS appointment early.[13]

From Albert

Before you buy or sell

Buying here

Look up the exact property on the Collin, Dallas or Rockwall appraisal district site to see its school district and taxing units, since a Wylie address can be zoned to six different ISDs. Then ask the seller for the roof age and any insurance claims, and get a quote for homeowner's insurance before your option period ends.

Selling here

About 61% of Wylie homes sold below list price in August 2026 (Zillow), so a sharp first price matters more than a clever one. If your home is in the April 2016 hail footprint, have the roof, gutters and garage door documented, because buyers' inspectors and insurers look hard at hail damage. A roof with paperwork and a clean HVAC service record take two big objections off the table before showings start.

FAQ

Questions people ask about Wylie

Is Wylie, TX a good place to live?
Wylie offers lake access on both sides of town, a historic downtown and a 77.4% owner-occupancy rate, with a median household income of $119,522 (Census ACS 2020-2024). The tradeoffs are a longer drive to Dallas and DFW Airport and school and tax differences between parts of the city. Check the exact address before you buy.
What are property taxes in Wylie?
For tax year 2025 the combined rate ranged from about 1.95% on the Collin County side in Wylie ISD to about 2.25% on the Dallas County side. That is roughly $690 a month on a $425,000 home at 1.95%, before exemptions.
Which school district is Wylie in?
Most of Wylie is in Wylie ISD, but parts of the city are in Garland, Rockwall, Plano, Princeton or Community ISD. Wylie ISD itself says some city addresses are not zoned to the district, so confirm with the appraisal district and the district's campus finder.
Is now a good time to buy in Wylie?
Zillow's typical value was down 5.3% year over year in September 2026, homes took a median of 40 days to go pending and most sold below list in August. That gives buyers room to negotiate repairs or closing costs. Get pre-approved first so your offer is taken seriously.
How long does it take to sell a home in Wylie?
Zillow's median time to pending was 40 days in September 2026, quicker than the Collin County median of 65 days on market (Realtor.com). A well-priced, repaired home can sell in about six to eight weeks.
