Why Grapevine

Tarrant, Dallas and Denton counties

Grapevine is a city of 50,714 people (July 2025 Census estimate), mostly in Tarrant County with small pieces in Dallas and Denton counties, and it includes a larger share of DFW Airport than any other city. Daily life centers on historic Main Street, Grapevine Lake and quick highway access on TX-114, TX-121 and TX-360. Zillow's typical home value was about $549,000 in September 2026, up 2.4% over the year, and the median sale price was about $605,000 in August.

The lesson in Grapevine is that the address inside the city changes your bill. A Grapevine-Colleyville ISD home in Tarrant County paid about 1.57% in 2025 taxes, while the Dallas County side ran about 1.64% and the Lewisville ISD side in Denton County about 1.54%. Sellers also held up well: sales averaged 99.8% of list in August 2026, and the share selling under list fell to 45.1%, so clean, well-priced homes are still getting close to asking.

Schools

Grapevine-Colleyville ISD serves most of Grapevine, Carroll ISD covers the northwest part of the city, and small areas are in Lewisville ISD and Coppell ISD. GCISD's board voted in December 2025 to close Dove and Bransford elementary schools at the end of the 2025-26 school year, so some families now attend a different campus. Check the district and campus for the exact address before you write an offer.

On a $600,000 GCISD home that is about $9,400 a year, or roughly $785 a month, before the city's 20% homestead exemption and the state's $140,000 school exemption.

DART's Silver Line began service at DFW Airport North station on October 25, 2025, linking the airport area with Carrollton, Addison, Richardson and Plano. TEXRail to Fort Worth stops at Grapevine Main Street.[9]

Grapevine Village near Grapevine Mills

Council approved a revised Trammell Crow Company plan on June 2, 2026 for a 28.7-acre site with up to 248 apartments and a 222-room Sandman Signature Hotel, and the developer hoped to pull building permits in summer 2026.[10]

Grapevine Springs (21 homes)

Maykus Homes and Neighborhoods broke ground near Northwest Highway and North Dove Road, with the first home expected to be finished by summer 2026.[11]

Dove Station (19 homes)

Graham Hart and Maykus Homes and Neighborhoods are building 19 homes on 3.79 acres at 3501 Dove Road; construction was about halfway complete and about 30% of lots were sold as of October 2025.[11]

Settling in to Grapevine

Electricity

Grapevine's 76051 ZIP is in Oncor's delivery area, so Oncor maintains the lines and you choose your own retail electric provider on the state's Power to Choose site. Shop plans a week or two before move-in so service starts on your closing day.[13]

Water and trash

Apply online with the City of Grapevine (the Turn It On button) for water, sewer, refuse and storm drainage in one account, or visit Utility Billing on the first floor of City Hall, 200 South Main Street (817-410-3173). A $50 deposit is added to your first bill. Republic Services handles trash and recycling pickup.[14]

Homestead exemption

File Form 50-114 directly with the Tarrant Appraisal District (or the Dallas or Denton appraisal district if your home is on those sides of the city). The application is free and the state deadline is before May 1 of the tax year; approval brings Grapevine's 20% city exemption and the $140,000 school exemption.[16]

Schools

Most new students enroll with Grapevine-Colleyville ISD through its New Student Registration pages, and the district posts attendance area maps to confirm the campus for your address. If your street is in Carroll, Lewisville or Coppell ISD, enroll with that district instead.[18]

Car registration and license

Register your vehicle with the Tarrant County Tax Assessor-Collector within 30 days of moving to Texas, after any required emissions inspection and with proof of insurance. You can drive on a valid out-of-state license for up to 90 days; DPS works by appointment, so book your Texas license visit early.[19]

From Albert

Before you buy or sell

Buying here

Before you fall for a house, confirm three things: the county, the school district and the campus, because they change both your tax rate (about 1.54% to 1.64% in 2025) and your daily routine. Budget taxes on your purchase price, since the 10% homestead cap resets at sale. If you fly often or work near the airport, homes close to Main Street or TX-121 give you rail and highway options most suburbs cannot match.

Selling here

Grapevine buyers are paying close to asking for homes that show well, so the money is in preparation, not in a big remodel. From my construction years, the updates that pay back here are the ones an inspector or appraiser notices: a sound roof, serviced HVAC, fresh paint and repaired wood rot or drainage. Price from closed sales in your school district and your county, since a Dallas County or Carroll ISD address compares differently than a GCISD one in Tarrant.

FAQ

Questions people ask about Grapevine

Is Grapevine, TX a good place to live?
Grapevine has about 50,700 residents (July 2025 estimate), a historic Main Street, Grapevine Lake and the closest suburban access to DFW Airport, plus TEXRail and Silver Line stations. The typical home value was about $549,000 in September 2026. It fits buyers who want an established town with travel convenience; spend an evening on Main Street and drive your commute before deciding.
What school district is Grapevine in?
Most of Grapevine is in Grapevine-Colleyville ISD, with the northwest part in Carroll ISD and small areas in Lewisville ISD and Coppell ISD. GCISD closed Dove and Bransford elementary schools after the 2025-26 school year. Confirm the campus for the exact address with the district.
What are property taxes in Grapevine?
For tax year 2025, a Tarrant County home in GCISD paid about 1.57% combined, with a range of about 1.54% to 1.64% depending on county and district. On a $600,000 home that is roughly $9,400 a year before exemptions. File your homestead to get Grapevine's 20% city exemption and the state's $140,000 school exemption.
How fast do homes sell in Grapevine?
Zillow shows a median of 23 days to pending in September 2026, and sales averaged 99.8% of list price in August. Realtor.com shows a median 49 days on market for active listings in ZIP 76051, which includes homes that are still waiting for the right price. Homes priced to the closed comps sell; the rest linger.
Is there new construction in Grapevine?
Grapevine is largely built out, so new homes come in small infill projects such as Grapevine Springs, Dove Station and the downtown Grapevine Brownstones. Expect limited choice and pricing that reflects the location. Compare each new home with a well-kept resale on the same street.
Can I take the train from Grapevine?
Yes. TEXRail stops at Grapevine Main Street and DFW Airport North, and DART's Silver Line began service at DFW Airport North on October 25, 2025. If rail matters to you, look at homes within a short drive of Main Street.
