Why Colleyville

Tarrant County

Colleyville is a Tarrant County city of 25,727 residents (July 2025 Census estimate) between Southlake, Grapevine and Keller, near TX-121 and TX-183 and, according to the city, about 15 minutes from DFW Airport. The Census Bureau reports a median household income of $218,328 and a median owner-occupied home value of $784,900. Zillow's median sale price was about $1.02 million in August 2026, and the typical home value was $914,500 in September 2026, up 4.0% over the year.

Here is the lesson I give Colleyville clients: compare the tax bill, not just the price. The 2025 combined rate is about 1.64% for a Grapevine-Colleyville ISD address but about 1.86% on the Keller ISD side, and unlike neighboring Southlake, Colleyville does not offer a general city homestead exemption (only exemptions for owners over 65 or disabled). On a $1.2 million home, the district line alone can be worth about $2,600 a year.

The city lists five districts serving Colleyville: Grapevine-Colleyville ISD, Birdville ISD, Carroll ISD, Hurst-Euless-Bedford ISD and Keller ISD. GCISD lowered its 2025-26 rate to $0.8686 per $100, the lowest of the major districts here. Because zoning changes from street to street, confirm the campus and district for an address before you write an offer.

Property taxes

For tax year 2025, the city rate is $0.311931 per $100. With GCISD and the Tarrant County entities (county, hospital district and Tarrant County College), a typical home is about 1.64% combined, rising to about 1.70% in Carroll ISD and 1.86% in Keller ISD. On a $1 million GCISD home that is about $16,400 a year, roughly $1,370 a month, before exemptions; the state's $140,000 school homestead exemption still applies, so file it the year you move in.

Settling in to Colleyville

Electricity

Colleyville is in Oncor's delivery area, so Oncor maintains the lines and you choose your own retail electric provider. Compare plans for your ZIP code on the state's official Power to Choose site before move-in day.[14]

Homestead exemption

File Form 50-114 with the Tarrant Appraisal District using its homestead exemption form. The Comptroller's form is filed directly with the appraisal district, and the standard deadline is April 30 of the tax year.[15]

Schools

Most Colleyville homes are in Grapevine-Colleyville ISD: use New Student Registration and the Attendance Area Maps under Parents, Enrollment/Registration on the district site. Parts of town are in Keller, Carroll, Hurst-Euless-Bedford or Birdville ISD, so confirm the district first.[17]

Car registration and license

Register your vehicle with the Tarrant County Tax Assessor-Collector (main office at 100 E. Weatherford St., Fort Worth, plus branch offices) within 30 days of moving, after a passing emissions inspection (required in Tarrant and Denton counties). You can drive on a valid out-of-state license for up to 90 days; book your Texas license visit with DPS early, since offices work by appointment.[18]

From Albert

Before you buy or sell

Buying here

Confirm the school district by address, since a Keller ISD home carries about 1.86% in taxes versus about 1.64% in GCISD. Colleyville has no general city homestead exemption, so model your tax bill on full purchase value minus the state school exemption. On larger lots, ask about septic, drainage and floodplain before you fall in love with the acreage.

Selling here

Colleyville buyers are often comparing your home to a brand-new $2.5 million custom build nearby, so show them where your home wins: lot size, mature trees, location and lower price per square foot. From my construction background, the updates that pay back here are the ones an inspector or appraiser will notice (roof, HVAC, windows, foundation records), not trendy finishes. With median days to pending at 24 in September 2026, a well-priced home still moves in a few weeks.

FAQ

Questions people ask about Colleyville

Is Colleyville, TX a good place to live?
Colleyville has 25,727 residents (July 2025 estimate), a median household income of $218,328 and larger lots than many DFW suburbs, about 15 minutes from DFW Airport. Most homes are zoned to Grapevine-Colleyville ISD, though four other districts serve parts of the city. If you want space close to the airport without Southlake's price per square foot, put it on your list.
What school district is Colleyville in?
Most of Colleyville is in Grapevine-Colleyville ISD, but the city lists Birdville, Carroll, Hurst-Euless-Bedford and Keller ISDs as serving parts of town. Each one has a different tax rate. Confirm the district for the specific address before you make an offer.
What are property taxes in Colleyville?
For tax year 2025, a GCISD home pays about 1.64% combined, a Carroll ISD home about 1.70% and a Keller ISD home about 1.86%. On a $1 million GCISD home, plan on about $16,400 a year before exemptions. Colleyville does not offer a general city homestead exemption, but the state school exemption still applies.
Is new construction in Colleyville worth it?
New custom enclaves such as Holt Farms and Park Hill start at $2.5 million, more than double Colleyville's August 2026 median sale price of about $1.02 million. You are paying for new systems, current design and builder warranties. Compare the total cost, including a full-value tax bill, against an updated resale home on a similar lot.
How long does it take to sell a home in Colleyville?
Zillow's median days to pending was 24 in September 2026, up from 19 in August. Homes priced in line with recent closed sales still go under contract in a few weeks. Overpriced homes sit longer, especially above the $1.5 million average list price HAR reported in May 2026.
