Why Coppell

Dallas and Denton counties

Coppell is a city of 41,386 residents (July 2025 Census estimate), mostly in Dallas County with a small northern area in Denton County, and its economy leans heavily on its location next to DFW Airport. The Census Bureau reports a median household income of $146,235 and that 69.9% of adults hold a bachelor's degree. Zillow's median sale price was about $659,000 in August 2026, and the typical home value was flat over the year at about $608,000 in September 2026, while the top of the market reaches well past $2 million on acreage along Bethel Road.

The lesson in Coppell right now is that a flat market is a negotiating market. Zillow shows 59.2% of August 2026 sales closed under list price, homes averaged 98.7% of list, and median days to pending rose to 24 in September. Buyers can ask for repairs or a rate buydown, and sellers should price from recent closed sales in their own neighborhood and school zone rather than from last spring's headlines.

Settling in to Coppell

Electricity

Coppell is in Oncor's delivery area, so Oncor maintains the lines and you choose your own retail electric provider. Compare plans for your ZIP code on the state's official Power to Choose site before move-in day.[13]

Water and trash

The City of Coppell handles water service; submit the city's Water Service Setup Request before move-in. The city runs cart-based trash and recycling collection, with details on its Trash and Recycling page.[14]

Homestead exemption

File Form 50-114 with the Dallas Central Appraisal District, online or by mail. DCAD notes filing is free, so there is no need to pay a company; the standard deadline is April 30 of the tax year. Homes in the Denton County section file with the Denton Central Appraisal District instead.[16]

Schools

Enroll through Coppell ISD's enrollment page and check the district's attendance zone page for your address. Riverchase and other eastern areas are in Carrollton-Farmers Branch ISD and Coppell Greens is in Lewisville ISD, so confirm first.[18]

Car registration and license

Register your vehicle with the Dallas County Tax Office within 30 days of moving, after a passing emissions inspection (required in Dallas County). You can drive on a valid out-of-state license for up to 90 days; book your Texas license visit with DPS early, since offices work by appointment.[20]

Before you buy or sell

Buying here

Check the school district on the appraisal record before you fall for a house, since Riverchase, Coppell Greens and a few other areas are not in Coppell ISD and taxes range from about 1.61% to 1.96%. The market gives you room: ask for repairs or a seller-paid rate buydown. If you fly often, test the drive to your DFW terminal at your actual travel time.

Selling here

Most Coppell homes were built from the late 1980s through the early 2000s, so buyers' inspectors focus on original roofs, aging HVAC, plumbing and foundation movement. From my construction background, fixing or documenting those big items usually returns more than a new backsplash, because it keeps the appraisal and the buyer's repair list in check. With 59.2% of August 2026 sales closing under list, a sharp first price matters more than a big remodel.

Zillow's median days to pending was 24 in September 2026, up from 16 in August, and homes sold for an average of 98.7% of list in August. Well-priced homes still move in a few weeks. Overpriced ones tend to sit and then sell under list.
Does Coppell have luxury homes?
Yes, though they are a small share of sales. In December 2025, a gated 10,641 square foot home on 2.78 acres on West Bethel Road was listed at $6.9 million, while Zillow's typical Coppell value was about $608,000 in September 2026. At the high end, pricing depends on land and finish level, so use the few closed luxury sales, not citywide medians.
