Why Irving

Dallas County

Irving is a Dallas County city of an estimated 257,076 people (July 2025) that includes part of DFW Airport and the 12,000-acre Las Colinas master plan, developed beginning in 1972. Most households rent: only 38.1% of homes are owner occupied, the median owner-occupied value is $315,600 and 61.8% of residents speak a language other than English at home (Census ACS 2020-2024). Zillow's typical home value was about $338,000 in September 2026, flat over the year, while the median sale price rose to $391,833 in August.

The lesson in Irving is that one city holds very different markets. Homes.com showed Las Colinas with a median home price near $720,000 and Valley Ranch single-family homes near $550,000, while Northwest Park and Las Brisas Hills sat in the low to mid $300,000s. School districts change too: Irving ISD covers most of the city, but Valley Ranch and part of Las Colinas are in Carrollton-Farmers Branch or Coppell ISD. Choose the neighborhood and school district first, then the house.

Irving ISD serves most of Irving, while Carrollton-Farmers Branch ISD, Coppell ISD and Grapevine-Colleyville ISD serve other areas, including Valley Ranch and part of Las Colinas. Irving ISD voters approved a $573.75 million bond in May 2023, and a new $952.4 million bond is on the Nov. 3, 2026 ballot, including replacements for Irving High School, Lively, Haley and Davis elementaries and Travis Middle School. Irving ISD's Schools of Choice applications were open in October 2026 with a Nov. 20 deadline, so families can look beyond the zoned campus.

Settling in to Irving

Electricity

Irving is in Oncor's delivery area (Power to Choose lists Oncor for ZIPs 75060 and 75039), so you choose a retail electric provider. Report outages to Oncor.[9]

Water and trash

Set up water, sewer and trash on the city's MyIrvingBill.org portal with your deed or lease and ID; allow 1 to 3 business days. You can also visit Customer Service at 825 W. Irving Blvd., first floor, or call 972-721-2411.[10]

Homestead exemption

File free of charge with the Dallas Central Appraisal District using its online homestead application; DCAD says there is no need to hire a company.[11]

Schools

Register new students online through Irving ISD, and use Find My Assigned School to confirm your campus. If you live in Valley Ranch or north Las Colinas, check whether your address is in Carrollton-Farmers Branch or Coppell ISD instead.[12]

Car registration and license

Register within 30 days after a passing emissions inspection (Dallas County is an emissions county). Dallas County Tax Office branches include North Dallas at 6820 LBJ Freeway and Grand Prairie at 106 W. Church St. A valid out-of-state license is good for 90 days, so book your DPS appointment early.[13]

From Albert

Before you buy or sell

Buying here

Pick the school district before the house: look up the address on the Dallas Central Appraisal District site to see whether it is Irving, Carrollton-Farmers Branch or Coppell ISD. Then compare HOA dues, which vary widely between Las Colinas, Valley Ranch and older neighborhoods with no HOA, and add them to your monthly payment.

Selling here

Homes in Irving were going under contract in a median of 32 days in September 2026, but about 62% of August sales closed below list (Zillow). In older east Irving homes, buyers and their inspectors focus on foundation, cast iron or galvanized plumbing, electrical panels and roof age, so a plumber's camera scope and an electrician's panel check before listing let you price with confidence instead of renegotiating later.

FAQ

Questions people ask about Irving

Is Irving, TX a good place to live?
Irving offers a short drive to both DFW Airport and Downtown Dallas, DART rail and major employers in Las Colinas. Prices vary widely by neighborhood, from the low $300,000s in parts of east and south Irving to about $720,000 in Las Colinas (Homes.com). Visit the specific neighborhood at rush hour and at night before you decide.
What are property taxes in Irving?
For tax year 2025 the combined rate ran about 2.07% to 2.14% depending on school district, roughly $695 a month on a $390,000 home at 2.14% before exemptions. The city's 20% homestead exemption and the $140,000 school exemption reduce that for owner-occupants.
Which school district is Irving in?
Mostly Irving ISD, but Valley Ranch and part of Las Colinas are served by Carrollton-Farmers Branch ISD or Coppell ISD, and a small area by Grapevine-Colleyville ISD. Use Irving ISD's Find My Assigned School tool and the appraisal district record for any address.
Is Las Colinas a good place to buy?
Las Colinas has canals, lakes, the Toyota Music Factory and DART stations, with a median home price near $720,000 on Homes.com. Many homes there have HOA dues, and condos and townhomes are common, so compare the full monthly cost and the HOA's reserves before you buy.
How long does it take to sell a home in Irving?
Zillow's median time to pending was 32 days in September 2026, compared with a Dallas County median of 59 days on market (Realtor.com). Well-priced homes move in about a month, but most still sell slightly below list.
