Overview

Inside Trinity Mills Station

Trinity Mills Station is a transit-oriented district on a 25-acre site next to the Trinity Mills rail station, where the DART Green Line meets the southern end of the DCTA A-train at I-35E and the President George Bush Turnpike. The city and DART own the land, and Integral Group and Koa Partners are developing a plan reported at $1.5 billion. The first phase, the 436-unit Eviva apartments with about 10,000 sq ft of retail and a three-acre park, opened in December 2025. It fits renters and future buyers who want rail access to Dallas and Denton without giving up an I-35E commute.

The lesson here is to separate what is built from what is planned. Future phases include a hotel, a six-story office tower, more retail and parking garages, with work on the DART-owned portion expected to continue into 2027, but plans can change. If you are buying a home nearby because of this district, I show you what is open today and what is only approved, so the price you pay reflects the present, not a rendering.
