Its amenities include a resort-style pool with a lazy river and cabanas, a community center, fitness center, fishing pond, amphitheater, tennis courts and a baseball field, and the town acquired an eight-acre baseball field in Foree Ranch in 2026. In October 2026, Watermill Collection homes ranged from $260,999 to $296,999.
The lesson here is the full monthly cost. Lennar's page lists an HOA of about $121.38, an estimated tax rate of about 1.89% and a separate special assessment of about $1,287.14, and that assessment line matters as much as the price. If you are buying, I add all three to your payment before you compare Foree Ranch with a resale nearby; if you are reselling here, buyers will see the same numbers, so we price with them in mind.
