Why Sachse

Dallas and Collin counties

Sachse is a city of about 32,834 people (July 2025 Census estimate) that straddles the Dallas and Collin county line, with SH 78 and the President George Bush Turnpike as its main roads. Most of its housing sits in established neighborhoods such as Woodbridge, which spans many phases on the city's subdivision map. Zillow's typical home value was about $428,000 in September 2026, down from about $441,000 a year earlier, and homes took a median of 61 days to go pending.

The lesson in Sachse is that the county line decides both your school district and your tax bill. Dallas County homes are in Garland ISD and paid about 2.36% combined for tax year 2025, while Collin County homes are in Wylie ISD and paid about 2.06%, roughly $1,280 a year less on a $428,000 home. Ask for the appraisal district record on any home you are considering, because the same price can mean a very different monthly payment.

Schools

Sachse residents in Dallas County attend Garland ISD, which runs Sachse High School, and residents in Collin County attend Wylie ISD. Garland ISD is a choice district, so families rank preferred campuses during enrollment, with preference to students who live closest. Confirm the district on the appraisal record for the address before you buy.

From Albert

Before you buy or sell

Buying here

Compare homes by the full monthly payment, since the Dallas County side ran about 2.36% and the Collin County side about 2.06% in tax year 2025. Starting water service takes at least 24 business hours after the city gets your application, ID and proof of residency, so submit it a few days before move-in.

Selling here

Sachse homes took a median of 61 days to go pending in September 2026, so plan for about two months on market and price from the first day rather than testing high. Tell buyers your county and school district up front, because a Collin County address with the lower combined tax rate is a real selling point in the monthly payment. On homes from the 1990s and 2000s, show recent roof, HVAC and water heater work with receipts; those are the items buyers in Woodbridge and similar neighborhoods ask about first.

FAQ

Questions people ask about Sachse

Is Sachse, TX a good place to live?
Sachse is a smaller city of about 32,800 with established neighborhoods and quick Bush Turnpike access to Richardson and Plano. Typical home values were about $428,000 in September 2026. Decide early whether you prefer the Garland ISD side or the Wylie ISD side, since that drives schools and taxes.
What are property taxes in Sachse?
For tax year 2025, the Dallas County side paid about 2.36% combined and the Collin County side about 2.06%, before exemptions. On a $428,000 home that is roughly $840 versus $733 a month. File your homestead exemption with the right appraisal district as soon as you move in.

Is new construction in Sachse worth it?
Sachse has limited new single-family construction, with infill projects such as Bunker Hill Townhomes and Crescent Meadows Townhomes on the city's 2026 list. Most buyers will be comparing resales, so budget for updates and inspection repairs in older homes.
