Why Princeton

Collin County

Princeton sits on US 380 about 8 miles east of McKinney. The Census Bureau counted 17,027 residents in 2020 and estimated 43,524 by July 2025, and in May 2025 it named Princeton the fastest-growing city in the country after a 30.6% jump between July 2023 and July 2024. Zillow's typical home value was about $283,000 in September 2026, down 9.8% from a year earlier, and the median household income is $105,200 (ACS 2020-2024).

That growth is the lesson. The city paused new residential development in September 2024 so roads, water and public safety could catch up, then extended the pause into late 2025, and Princeton ISD added 1,367 students in a single year. For a buyer, softer prices and a median of 69 days to go under contract (Zillow, September 2026) mean real room to negotiate. Before you sign, drive US 380 at rush hour and ask which campus has space for your child's grade.

Schools, taxes, commute

Schools

Princeton ISD covers about 60 square miles, including Princeton and nearby Lowry Crossing, Culleoka and the west side of Lake Lavon. High school is split into Lovelady High School (grades 9-10) and Princeton Senior High School (11-12). Carrell Elementary and Banschbach Middle School opened in 2026, Abbott and Talley elementaries are scheduled for 2027 and a second high school, Anthony, for 2029, while the district projects 19,574 students by 2034. Some grades at fast-growing campuses have filled, so confirm the zoned campus and grade-level space before you buy.

Princeton ISD
Property taxes

For tax year 2025 a Princeton home paid about 1.88% combined (city 0.440226, Princeton ISD 1.2072, Collin County 0.149343, Collin College 0.08122 per $100). On a $280,000 home that is about $5,260 a year, or roughly $438 a month, before exemptions. The state's $140,000 school homestead exemption lowers that for owner-occupants (the city offers over-65 and disability exemptions but no general homestead percentage), and some newer subdivisions carry a PID or MUD, so confirm the taxing units for the address.

Settling in to Princeton

Electricity

Power to Choose lists Oncor and Texas-New Mexico Power as delivery utilities in ZIP 75407, so you choose a retail provider; enter your exact address to see which utility serves your street.[9]

Water and trash

The City of Princeton bills water, sewer and trash. Apply online, by mail or in person at the Municipal Center, 2000 E. Princeton Drive, with your ID (and lease if renting); the residential deposit is $200, of which $150 is refundable. Community Waste Disposal collects trash weekly, and routes change for many homes starting Nov. 2, 2026.[10]

Homestead exemption

File with the Collin Central Appraisal District through its online taxpayer portal. There is never a fee to apply, and the general filing window is January 1 to April 30.[11]

Schools

Enroll at the Princeton ISD campus zoned to your home address, with proof of residency such as a current utility bill. Use the district's school zone maps to find the campus, and confirm the address is in Princeton ISD through the appraisal district.[12]

Car registration and license

You have 30 days to register your vehicle after a passing emissions inspection (Collin County is an emissions county); the closest Collin County tax office is at 2300 Bloomdale Road in McKinney. A valid out-of-state license works for up to 90 days, so book a DPS appointment for your Texas license soon after you move.[13]

From Albert

Before you buy or sell

Buying here

Ask the builder or seller for a rate buydown or closing cost help, because the data supports it here. Then check three things for the exact address: the PID or MUD assessment, the zoned elementary and whether that grade has space, and your real commute on US 380 at 7:30 a.m.

Selling here

With values down about 10% in a year and two-thirds of August 2026 sales closing below list price (Zillow), the first price is your best shot. Price to the most recent closed sales in your section, not to the builder's base price, and give buyers a reason to skip new construction: a finished backyard, a fence, window coverings and a clean inspection. Those are costs a new-home buyer pays out of pocket after closing.

FAQ

Questions people ask about Princeton

Is Princeton, TX a good place to live?
Princeton offers newer homes at a typical value near $283,000 (Zillow, September 2026), well under the Collin County median list price of $517,500 (Realtor.com), plus a growing school district. The tradeoff is growing pains: traffic on US 380, crowded campuses and a city that paused new home approvals in 2024 and 2025 to catch up. Visit at rush hour before you decide.
What are property taxes in Princeton?
For tax year 2025 the combined rate was about 1.88% before exemptions, or roughly $438 a month on a $280,000 home. The $140,000 school homestead exemption lowers that for owner-occupants. Ask whether the subdivision has a PID or MUD assessment on top.
Which school district is Princeton in?
Princeton ISD, which runs Lovelady High School for grades 9-10 and Princeton Senior High for 11-12, with new campuses opening through 2030. Zones change as schools open, so check the district's zone maps for the address.
Is new construction in Princeton worth it?
New homes from builders like D.R. Horton listed just under $300,000 in October 2026, and builders often offer incentives in a slower market. Compare that against a resale that already has a fence, landscaping and window coverings, and get an independent inspection either way.
How long does it take to sell a home in Princeton?
Zillow's median time to pending was 69 days in September 2026, and about 68% of August sales closed below list price. Plan for two to three months and price competitively from the start.
